Assetz Codename Paradise

Assetz Codename Paradise Overview

Assetz Codename Paradise is a new-launch apartment project by Assetz Property at Chikkagubbi village, off Hennur Road in north Bangalore, pincode 560077, which the developer has just launched. Possession is quoted from December 2031 onwards, more than five years out, and the four-bedroom homes are priced from Rs. 3.80 Cr. It suits Hennur Road buyers who have outgrown the standard 3 BHK and want four bedrooms plus private outdoor space, without moving to a villa plot on the fringe.

The scale is deliberately small: 8 acres and 188 homes, and every home is a 4 BHK. Assetz has not published the number of blocks or floors, but the formats tell you something. Homes at ground level each get a garden of their own, and the upper format gets a terrace of its own, so this is not a conventional tower with identical stacked flats. Ask for the site plan and find out how many homes share each block and each lift.

Three formats are priced. The garden 4 BHK at ground level measures roughly 3,260 sq ft and opens at Rs. 3.80 Crore, about Rs. 11,700 per sq ft. The two premium formats, a larger garden at ground level or a terrace above, both measure roughly 3,945 sq ft and open at Rs. 3.99 Crore, about Rs. 10,100 per sq ft. All sizes are built-up; carpet areas and the size of the garden or terrace itself have not been released. No RERA registration number has been published yet.

This suits a family with a budget near Rs. 4 Crore that wants space, privacy and a garden or terrace of its own in a small community, and that is buying for 2032 rather than for next year. It is the wrong fit for anyone who needs to move sooner, wants a 3 BHK or a smaller budget, or would rather have the deep amenity list of a large township than the quiet of 188 households.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Assetz Codename Paradise

Assetz Codename Paradise stands at Chikkagubbi, a village off Hennur Road, the corridor heading north off the Outer Ring Road towards the airport side of the city. Your address will be pincode 560077, with the site itself given only as a Plus Code, 3MH6+XGW, so ask the sales office for the survey number and have the plot walked. Assetz has not published distances to any workplace, school or hospital, and none are quoted here.

Day to day, Hennur and Kothanur are the nearest established neighbourhoods, and Hennur Road itself carries the schools, hospitals and shops you would use. Kempegowda International Airport is reached by road from this side of town, which is a real advantage if the household travels often. For the Outer Ring Road offices, the commute runs down Hennur Road, and that road is busiest at exactly the hours you would use it.

Drive from the site to your workplace at 8:30 am and back at 6:30 pm before you decide anything. Then walk the lane between Hennur Road and the site: on a village address the last stretch can be narrow, and 188 households with four-bedroom homes will bring a car or two each. Ask what road-widening, if any, is planned, and which bus routes stop within walking distance.

Homes and prices at Assetz Codename Paradise

Assetz Codename Paradise gives every home four bedrooms; you choose among three formats. Garden at ground level: roughly 3,260 sq ft. Larger premium garden at ground level, or premium terrace above: roughly 3,945 sq ft each. All three are built-up figures; carpet areas and the outdoor dimensions, the thing that separates the formats, have not been published. Ask for both.

Entry prices are Rs. 3.80 Crore for the garden home and Rs. 3.99 Crore for either of the premium formats. On the published sizes, that is about Rs. 11,700 per sq ft for the smaller home and about Rs. 10,100 per sq ft for the larger two, so the extra 685 sq ft costs only Rs. 19 Lakhs more at entry. Facing, block position and garden size will move the final figure.

These are newly launched, under-construction homes, so GST applies to the price. Stamp duty and registration are due on every purchase. Ask for a cost sheet that shows:

  • Base rate per sq ft and the built-up area it applies to
  • How the garden or terrace is charged, and whether it is sold or granted as exclusive use
  • Premiums for facing and block position
  • Car parking and the number of bays included
  • Clubhouse membership and the maintenance deposit
  • GST as a separate line
  • Stamp duty and registration on the full consideration
  • The construction-linked payment schedule through 2031

Paperwork and approvals for Assetz Codename Paradise

Assetz Codename Paradise does not yet show a published RERA registration number from Assetz. A newly launched project must be registered before it is marketed, so ask for the number and look it up on the Karnataka RERA website, rera.karnataka.gov.in. Read the declared completion date against the December 2031 handover, and check that the registered plan shows the garden and terrace areas you are being sold.

Private gardens and terraces raise a question that ordinary flats do not: are they part of your title, or common area you have exclusive use of? The answer affects resale and what you may build on them. Before signing the agreement for sale, ask for:

  • The RERA registration certificate
  • The sanctioned building plan showing your block, floor and unit, with the garden or terrace marked
  • A written statement of how the garden or terrace is conveyed
  • The land conversion order, since the site is in a village
  • Title documents and an encumbrance certificate for the 8 acres
  • Any joint development agreement with the landowner
  • The draft agreement for sale, with the payment schedule and handover clause

At handover, ask for the occupancy certificate for your block before you accept the keys, then register the sale deed and have the khata transferred to your name. Have a lawyer read the title report and the garden clause before you sign; on a five-year purchase, that is a small cost.

Living at Assetz Codename Paradise

Assetz Codename Paradise spreads 188 large homes over 8 acres, each with either a garden at ground level or a terrace above, and the shared facilities placed between them. Assetz has not published the block count, the floors or the share of land left open, so ask for the sanctioned site plan. Renders are as planned by the developer; look for which homes face the internal gardens and which face the boundary.

The point of this project is that your outdoor time starts at home. A ground-floor family has breakfast in its own garden; a terrace family gets the evening air upstairs. Beyond the front door, the day can begin on the jogging track or in the gymnasium at the grand clubhouse, with a swim before the heat builds. Children have a play area and the outdoor courts for the after-school hours.

Evenings offer table tennis and the games room, or the spa and sauna when the week has been long. Family gatherings go to the party area, and the retail spaces within the project should cover the small daily purchases without a trip out to Hennur Road. With only 188 homes sharing the facilities, none of them should be crowded, but ask which will be complete at the December 2031 handover and what the monthly maintenance per sq ft is expected to be.

Frequently Asked Questions

What will a home at Assetz Codename Paradise cost me?
The garden 4 BHK at ground level, roughly 3,260 sq ft, opens at Rs. 3.80 Crore, about Rs. 11,700 per sq ft on built-up area. The two 3,945 sq ft premium formats, larger garden or terrace, open at Rs. 3.99 Crore, about Rs. 10,100 per sq ft.
Why is handover at Assetz Codename Paradise so far away?
The project has only just been launched, and Assetz quotes possession from December 2031 onwards. A newly launched project has the longest runway of any stage, so plan your finances for more than five years of construction-linked payments before you move in.
Are there any 3 BHK homes at Assetz Codename Paradise?
No. All 188 homes are four-bedroom, in three formats: garden at ground level, larger premium garden at ground level, or a premium terrace above. If you need three bedrooms or a smaller budget, look at other Assetz launches in the north of the city.
Is Assetz Codename Paradise registered with RERA?
No registration number has been published. A new launch cannot be sold without one, so ask Assetz for the number and check the entry on the Karnataka RERA portal, rera.karnataka.gov.in, before you pay a booking amount.
How large are the gardens and terraces?
Assetz has not published the garden or terrace dimensions, only the built-up area of each home. Ask for the floor plan of the exact unit with the outdoor space marked, and confirm in writing whether the garden or terrace is included in the sale or offered as an exclusive-use right.
What is near Chikkagubbi?
The site is off Hennur Road, the corridor heading north off the Outer Ring Road, with Hennur and Kothanur close by and the airport reached by road. Schools, hospitals and shopping are along Hennur Road. Assetz has not published distances to any of them.
