About Chennai
Which side of Chennai should you buy on? For most people the honest answer is the side where they work. The city stretches along a flat coast on the Bay of Bengal, and the sea closes off any growth to the east. So new housing has pushed south and west instead, following jobs. If you are hunting for flats in Chennai, begin with your commute, then pick a zone, then a project.
Chennai is a factory city as much as an office one. Car and component plants anchor the south and west, while software firms fill the long corridor running south along the OMR. Airport-linked growth has followed GST Road. The biggest change now under way is Phase 2 of the metro. Its third corridor, from Madhavaram to SIPCOT, is set to follow the OMR employment belt and open in phases.
The zones and what each offers
The OMR zone carries the heaviest supply in our listings. Sholinganallur, Navalur, Kelambakkam, Siruseri and Thalambur are its busiest names, and this is where tech employment is most concentrated. Casagrand First City in Sholinganallur is a completed project with flats from about Rs. 30 Lakhs.
The South zone runs from settled Adyar and Velachery out to Pallavaram, Tambaram and the GST Road belt. It suits buyers who need the airport or the southern suburbs, and it mixes older neighbourhoods with newer gated projects. The West zone takes in Porur, Mogappair, Manapakkam and Poonamallee, closer to the western offices and the industrial belt beyond. Its outer edges hold many plotted layouts.
The North zone, around Madhavaram, Perambur and Korattur, offers more value than the south. Prestige Palm Court in Madhavaram is a new launch priced from about Rs. 70 Lakhs. The Central zone, including Anna Nagar, T Nagar and Nungambakkam, has little free land, so new homes come through redevelopment. TVS Emerald Luxor in Anna Nagar, under construction, starts near Rs. 2.69 Crore.
Property types and prices
Apartments make up most of what we list, and 2 BHK homes are the most common starting size. What sets Chennai apart is how many plotted layouts are still on offer near the city. Akshaya Poongavanam Plots in Thaiyur, for example, starts around Rs. 8.1 Lakhs. Villas are sold mainly in gated projects on the OMR and in the south, such as Casagrand Amberley in Navalur from about Rs. 1.9 Crore.
Across all types, asking prices run from about Rs. 8 Lakhs for a small plot to around Rs. 7.8 Crore at the top. Most family purchases land somewhere near the middle, around Rs. 70 Lakhs. Casagrand is the most active developer in our listings, followed by TVS Emerald, Radiance Realty and Urbanrise.
How to shortlist and what paperwork to check
Fix your budget, including registration and stamp duty, before you look. Then choose two or three localities within an easy commute and compare projects there at the same stage. A ready home removes delay risk, while an under-construction one may cost less at booking. Compare price per square foot of carpet area, not the headline figure.
Chennai adds a check that many cities do not need: flood risk. Some low-lying areas have flooded in heavy rain, so ask how the site is raised and drained. Look at the street during the monsoon if you can.
Every project still selling new units must be registered with TNRERA, and the record shows the approved plan and the committed completion date. For a plot, ask for the layout approval and confirm the plot number on your deed matches it. For a finished building, ask for the completion or occupancy certificate.
