Buying in Mumbai starts with a hard question: how much space are you willing to give up to live close to work? The same money buys a very different home depending on which side of the region you choose. That gap is wider here than anywhere else in India. If you are comparing apartments in Mumbai, set your commute limit and your budget first, and let those two decide the area.

Mumbai is the financial capital of the country, built on a thin peninsula with water on most sides. It cannot spread outward, so it builds upward and pushes north. Land is scarcer here than in any other Indian city, and homes cost more. The result is a market of extremes, with the old island city at one end and the growing suburbs of Thane and Kalyan at the other.

The parts of the region and what each offers

The island city is where prices peak. Worli and Breach Candy hold the most expensive homes we list. Birla Niyaara in Worli, under construction, offers 4 and 5 BHK homes from about Rs. 32.1 Crore. Purva Miami at Breach Candy, a new launch next to Breach Candy Hospital, has a small number of 4 BHK homes for sale from about Rs. 44.62 Crore.

The western suburbs are the next step down, still costly but with more choice. Mahindra Vicino in Andheri is completed, with 1 and 2 BHK homes from about Rs. 1.62 Crore to Rs. 3.07 Crore. On the eastern side, we list a project near the Eastern Express Highway at Ghatkopar.

The Thane and Kalyan side is where most families find room at a lower price. Provident Palm Vista at Shilphata is under construction, with 1, 2 and 2.5 BHK homes from about Rs. 60 Lakhs. Farther out, Mahindra Happinest Palghar 2 at Nandore is completed, with studios and small flats from about Rs. 11.5 Lakhs.

Property types and prices

The market here is almost entirely apartments, and even a 2 BHK can mean very different sizes in different areas. Across what we list, asking prices run from about Rs. 11.5 Lakhs on the outer edge to more than Rs. 44 Crore at Breach Candy. How to shortlist and what paperwork to check

Start with travel time. Many people here commute by local train, so a home near a station can matter more than one with a larger living room. Test your route at peak hours, by train and by road. Then compare homes by carpet area, which is what the law requires builders to quote. A cheaper price per square foot farther out may still cost you more in time and fares.

Many new homes in the island city come from redevelopment of older buildings. In those projects, only some homes go on sale while the rest are given to existing residents. Ask how many units the builder is selling and how the society agreement works.

Every project still selling new units in Maharashtra must be registered with MahaRERA. The record shows the approved plan and the committed completion date. Large projects often carry several registration numbers, one per tower or phase, so match yours to your unit. Ask for the title documents, the occupancy certificate for a finished building, and a full cost sheet with parking and society charges.
