Much of the money behind Kerala housing comes from overseas, and it keeps apartment prices firm in a city with fewer local jobs than the big metros.

Kochi is a harbour city spread across islands, peninsulas and the edges of the backwaters. It traded spices with the world for centuries, and today it is Kerala's main commercial centre. Infopark gives it an IT employment base. New homes tend to cluster close to the city rather than spreading out across the district, so good locations are limited.

How to shortlist from abroad

If you are buying from overseas, decide who will act for you locally. A family member or a trusted agent can attend site visits, collect documents and follow up with the builder. Ask for a live video walk-through of the site and of any sample flat, and keep every promise in writing.

Think about how the home will be used while you are away. If it will stand empty, ask about security, maintenance and whether the society can look after it. If you plan to rent it out, check local rental demand and whether the society allows tenants. Compare homes by price per square foot of carpet area, not super built-up area.

Also look at stage and timing. An under-construction flat may cost less at booking, but you will wait. Ask how the payment schedule is tied to construction, and whether any possession date has already moved.

Paperwork before you pay

Every project in Kerala still selling new units must be registered with K-RERA. The record shows the approved plan and the promised completion date. Match the registration number on the agreement with the phase you are buying in.

Ask for the title documents, the building permit and the encumbrance certificate. If you live outside India, confirm that your payments come through the permitted banking channels, and keep the records for any future sale. A power of attorney can let a relative sign on your behalf, but it should be drafted and registered with care. Before you pay the booking amount, have a local lawyer review the sale agreement.
