How to plan your home loan

A home loan EMI is the fixed amount you pay the bank every month until the loan is repaid. Each EMI has two parts: interest on what you still owe, and a bit of the loan itself. In the early years most of the EMI is interest, which is why the chart above starts mostly yellow.

Three things decide your EMI: the loan amount, the interest rate and the tenure. A longer tenure lowers the EMI but raises the total interest. A lower rate or a bigger down payment cuts both.

Start from the home, not the loan

Most buyers know the price of the home they like and the savings they have. So this calculator starts from the property price. It takes out your down payment to find the loan, then shows the EMI and the cash you need before you get the keys.

Banks will not lend the full price. RBI rules cap a home loan at 90% of the value up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that. The rest, plus stamp duty and registration, comes from your savings.

Stamp duty and registration in Bangalore

In Karnataka, stamp duty is 2% for homes up to ₹20 lakh, 3% from ₹21 to ₹45 lakh and 5% above ₹45 lakh. A cess and surcharge add about 12% to the duty, and registration is 2% of the value, up from 1% in August 2025. On a ₹1 crore flat, that is roughly ₹7.6 lakh.

These costs are paid when you register the sale deed, and banks do not include them in the loan. GST of 5% also applies to under-construction homes, and 1% for affordable homes. Ready homes with an occupancy certificate have no GST.

How much can you borrow?

Banks look at how much of your take-home pay goes to EMIs. Most keep all your EMIs, old and new, within 40–60% of it. Your age, credit score, job and the property also count.

Adding a working spouse or parent as a co-applicant adds their income, which can raise the loan. Closing a small personal or car loan before you apply helps too.

Ways to pay less interest

  • Make a bigger down payment if you can, so you borrow less.
  • Prepay whenever you get a bonus. Early prepayments save the most, because interest is charged on the balance.
  • Keep the EMI the same after a prepayment, so the loan ends sooner.
  • Compare rates across banks, and ask your bank to move you to a lower rate if rates fall.

Under-construction homes and Pre-EMI

For a home still being built, the bank pays the developer in stages. You can pay only the interest on the amount released so far, called Pre-EMI, until the full loan is out. It is easier on your cash flow, but full EMIs from the start close the loan sooner and cost less.

How is a home loan EMI calculated?

EMI = P × R × (1+R)^N ÷ ((1+R)^N − 1), where P is the loan, R the monthly interest rate (yearly rate ÷ 12 ÷ 100) and N the number of months. A ₹50 lakh loan at 8.5% for 20 years works out to an EMI of about ₹43,391.

How much home loan can I get on my salary?

Banks usually let all your EMIs together take 40–60% of your take-home pay. On a ₹1 lakh monthly income with no other loans, that is an EMI of about ₹50,000, or a loan of roughly ₹57 lakh at 8.5% for 20 years. Use the "How much loan can I get?" tab for your own numbers.

How much down payment do I need to buy a home?

RBI rules let banks lend up to 90% of a home's value up to ₹30 lakh, 80% up to ₹75 lakh, and 75% above that. So plan for at least 10–25% of the price as down payment, plus stamp duty and registration, which banks do not fund.

What are the stamp duty and registration charges in Bangalore?

What is Pre-EMI on an under-construction home?

The bank releases the loan in stages as the building rises. Until the full loan is released, you can pay only the interest on the amount released so far. That is Pre-EMI. It keeps early payments low, but you pay more interest overall than starting full EMIs straight away.

Does prepaying a home loan really save money?

Yes. Interest is charged on the balance, so any extra payment early in the loan saves interest for every remaining year. On a ₹50 lakh loan at 8.5%, one extra ₹1 lakh in year two saves about ₹3.8 lakh and ends the loan about 11 months earlier, if you keep the EMI the same.

What tax benefits do I get on a home loan?

Under the old tax regime, you can claim up to ₹2 lakh a year on interest under Section 24(b) for a home you live in, and up to ₹1.5 lakh on principal under Section 80C. The new tax regime does not allow these for a self-occupied home. Check with your tax adviser.

Which documents do I need for a home loan?

PAN and Aadhaar, recent salary slips or income tax returns, six months of bank statements, and the property papers: the sale agreement, approvals and RERA registration. Self-employed buyers usually need two to three years of returns and business proof.
