Godrej Properties is one of the most active developers in Bangalore, with apartments, plots, villas and row houses in almost every part of the city. This profile covers how the company arrived in Bangalore, where it builds today, how its projects are structured and what a buyer should check on any single launch. It is a guide to the developer as a whole, and each project still needs its own review.

The Company in Brief

Godrej Properties was set up in 1990 as the real estate arm of the Godrej Group and has its head office in Mumbai. It has been listed on the stock exchanges since 2010, so its sales, collections and debt are published every quarter. The company works in Mumbai, the National Capital Region, Pune, Bangalore, Hyderabad and several other cities.

The year to March 2026 was its largest so far. The company reported a booking value of Rs. 34,171 crore across India, 16% higher than the previous year. Bangalore contributed Rs. 8,802 crore of that total, second only to the Mumbai region at Rs. 10,313 crore.

How Godrej Came to Bangalore

The Bangalore story began in Hebbal. In January 2004 the company signed a joint development agreement for 20.1 acres there and launched Godrej Woodsman Estate the same year. Godrej Platinum followed in the same neighbourhood, and the developer then moved outward along the main growth corridors.

The next phase was built around the technology belts. Godrej E City in Electronic City was completed in December 2016, and Godrej Eternity on Kanakapura Road was completed in July 2019. Godrej United in Whitefield and Godrej Avenues in Yelahanka extended the list to the east and the north.

In recent years the scale has grown sharply. Projects now run to a thousand homes or more, and the company has added plotted developments and row houses to its apartment base. Bangalore has become its second-largest market by sales.

Where Godrej Builds in Bangalore

The projects are spread across the city, and the choice of location shapes price and stage more than the brand does. The main clusters are:

  • North: Hebbal, Yelahanka, Thanisandra, Bagalur, Devanahalli and Doddaballapura
  • East: Whitefield, Hoodi and Hoskote
  • South-east: Sarjapura Road and Haralur Road
  • South: Electronic City, Kanakapura Road and Bannerghatta Road
  • West and central: Yeshwanthpur, Tumkur Road and Indiranagar

North Bangalore holds the widest range of formats. Devanahalli alone has Godrej Reserve, a plotted development of about 92.7 acres, Godrej Royale Woods and the newer township of Godrej MSR City. Sarjapura Road has the longest run of apartment projects, from Godrej 24 and Godrej Reflections to Godrej Lake Gardens and Godrej Lakeside Orchard.

New Land and Upcoming Supply

The company has kept buying land in Bangalore, which gives an idea of where its next launches will appear. Three purchases announced since 2025 show the direction:

  • A 48-acre parcel in Doddaballapura, North Bangalore, planned mainly as plots
  • A 20-acre parcel near Whitefield for a residential project
  • A 14-acre parcel in Hoskote, East Bangalore, with about 1.5 million sq ft of saleable area

All three are on the outer edge of the city, where land is available in large pieces. Buyers should weigh the present commute, water supply and social infrastructure of such locations, and treat planned roads and metro lines as plans until they open.

How the Projects Are Structured

Many Godrej projects in Bangalore are joint developments or joint ventures with a landowner or a local partner. The Godrej brand, design and sales team run the project, while the legal promoter in the RERA registration may be a different entity. Godrej MSR City is an example: the promoter in its registrations is M S Ramaiah Ventures LLP.

This structure is common and lawful, and it has two practical effects. Part of the stock in a joint development belongs to the landowner, who may sell at a different price and on different terms. The sale agreement is signed with the promoter entity, so its name, and the landowner's role, should be read in the draft agreement before booking.

What Buyers Should Check on a Godrej Project

A strong brand reduces some risks and leaves others in place. These checks apply to every launch:

  • The Karnataka RERA number of the exact phase, and its registered completion date
  • The promoter's legal name and whether the home is from the developer's share or the landowner's share
  • Carpet area for each plan, since names such as Premium, Luxe and Comfort mark different sizes
  • The full cost sheet, with parking, clubhouse, maintenance deposit, legal charges and GST
  • The payment plan, and how much is due before the structure is complete
  • Density, measured as homes per acre and homes per lift
  • Water source, sewage treatment and the width of the approach road

Large phased townships need one more check. Amenities such as the clubhouse or a school plot may belong to a later phase, so the buyer should ask which facilities are part of the registered phase being sold.

Delivery Record

The Karnataka RERA portal lists every registered Godrej project with its declared completion date and any extension. Comparing those dates with the actual handover in two or three older projects is the fairest test of delivery. Residents of completed projects in Electronic City, Whitefield and Sarjapura Road are also a good source on build quality and maintenance.

Because the company is listed, its quarterly results add a second view. Collections and completed area are reported every three months, and the company completed 12.1 million sq ft across nine cities in the year to March 2026. A steady rise in completions alongside sales is the pattern a buyer wants to see.

Who the Portfolio Suits

The range in Bangalore is wide enough to cover several kinds of buyer. Completed and resale homes in Electronic City, Whitefield and Hebbal suit families who want to move in soon. New launches on the outer corridors suit buyers who are comfortable waiting several years for possession in return for a staged payment plan. Plotted developments in Devanahalli and Doddaballapura suit those who want land with a developer's approvals behind it.

Prices differ widely between these groups, so a budget should be set first. Our EMI calculator shows the monthly outgo and the upfront cash for any price, which helps narrow the list before site visits.
