Puravankara's Mandur Land Deal: What It Means for Home Buyers in East Bangalore

On 25 May 2026, Puravankara Limited announced that it had secured a 14.57-acre land parcel at Mandur, Budigere, in East Bangalore. The company put the potential gross development value of the project at about Rs. 2,300 crore. This article explains what the announcement contains, what a land tie-up does and does not tell a home buyer, and the checks to apply when a project is launched on this land.
What the Company Announced
The announcement by Puravankara covers one site put together in two ways. Part of the land comes through a joint development agreement with its owners, and the rest was bought outright. The figures are as follows:
| Item | Figure |
|---|---|
| Date of announcement | 25 May 2026 |
| Location | Mandur, Budigere, East Bangalore |
| Total land | 14.57 acres |
| Under joint development | 7.92 acres |
| Purchased by the company | 6.65 acres |
| Saleable area planned | About 1.8 million sq ft |
| Potential gross development value | About Rs. 2,300 crore |
With this parcel, the company's land bank in Bangalore measures 25.61 million sq ft of developable area. The company described the Budigere and Mandur belt as a residential market with long-term potential, helped by its access to the office parks of Whitefield.
How to Read the Numbers
Gross development value is the revenue a developer expects from selling everything it plans to build on a site. It is a forecast, and it rests on a plan that has yet to be approved. It is neither the price paid for the land nor a price list.
The two headline numbers still give a rough sense of the intended price band. Rs. 2,300 crore spread over 1.8 million sq ft comes to about Rs. 12,800 per sq ft. That is an average across the whole project and across the years it will take to sell, so launch prices may start lower and later phases may be priced higher.
The scale is also worth noting. A saleable area of 1.8 million sq ft on 14.57 acres points to a high-rise apartment project with well over a thousand homes. The final count will depend on the mix of home sizes in the sanctioned plan.
Where Mandur and Budigere Are
Mandur and Budigere are located north of Old Madras Road, on the road that runs from Budigere Cross towards the airport. The belt is in East Bangalore, between Whitefield to the south and Hoskote to the east. Several large developers have launched apartment and villa projects along this road in recent years.
The main draw is the drive to the office parks of Whitefield and the Kadugodi end of the Purple Line of Namma Metro. The airport is reached through Budigere and the roads beyond it, without crossing the city. Schools and hospitals have followed the housing, though the choice remains narrower than in Whitefield itself.
The weak points are familiar to anyone who drives the stretch. Old Madras Road is slow at the KR Puram end during peak hours, and the nearest metro station is a drive away. Parts of the belt depend on borewells and tankers for water, so the water plan of any project deserves a direct question.
What a Land Tie-up Means for a Buyer
A land announcement is the first step in a long sequence. The developer still has to complete the design, obtain plan sanction and the other approvals, and register the project under RERA. Only then is it allowed to advertise or accept bookings.
For this parcel, the sequence had only begun in May 2026. A buyer has nothing to book today on the strength of the announcement alone. Any offer of a unit on this land before a RERA number is issued should be treated with caution, whoever makes it.
The announcement is useful in a different way. A listed developer committing money to a micro-market expects demand to hold there for several years. It also means more supply is on the way, which gives buyers along the corridor more choice and a point of comparison for prices.
Why the Joint Development Share Matters
More than half of the parcel, 7.92 acres, comes under a joint development agreement. In such an agreement the landowners contribute the land and receive a share of the built homes or of the revenue. The developer saves on land cost and carries the cost of approvals and construction.
Three things follow for a buyer once the project is launched:
- Some homes will belong to the landowners' share and may be sold by them, at their own price and terms
- The landowners are promoters under RERA for their share, and their names appear in the registration
- The title rests on the joint development agreement and the power of attorney, which a lawyer should read
The 6.65 acres bought outright carry a simpler title, since the developer owns that land directly. In a project that combines both, the agreement for sale shows which entity is selling the home. The payment should go only to the RERA-designated account named in it.
The Wider Pattern
The Mandur parcel was followed within a week by a second deal. On 1 June 2026, Puravankara signed a joint development agreement for 11.23 acres at Doddagubbi in North Bangalore. That project has a potential gross development value of about Rs. 1,100 crore and a developable area of about 0.74 million sq ft.
The company reported sales of Rs. 7,407 crore for the financial year 2025-26, its highest so far, and has set a sales target of Rs. 11,200 crore for 2026-27. New land is the raw material for that target. Buyers in East and North Bangalore should therefore expect new launches from the group over the next two years.
Checks to Apply When a Project Is Launched
These checks apply to any project launched on or near this land:
- Ask for the RERA registration number and read the record on the Karnataka RERA portal before paying anything
- Check who the promoters are, and whether the chosen home is in the developer's share or the landowners' share
- Read the sanctioned plan for the number of towers, floors and homes, and compare it with the brochure
- Compare the quoted rate with recent sale prices of ready and under-construction homes at Budigere Cross
- Ask about the source of water and the sewage treatment plan
- Drive from the site to the workplace at peak hour, in both directions
- Read the completion date and the delay compensation clause in the agreement for sale
A buyer who needs a home soon has registered projects to choose from along the same road today. A buyer who is willing to wait gains a wider choice once this project and others in the pipeline reach the market. In both cases, the decision rests on the registered facts of a specific project and never on a land announcement.
