Walmart's technology arm has leased 1.01 lakh sq ft of office space at Prestige Tech Cloud in Devanahalli, with the five-year term running from March 2026. The rent is close to Rs. 49 Lakhs a month. This article sets out the terms of the lease, where it fits among the other employers near the airport, and what it changes for people buying or renting out a home in North Bangalore.

The Lease in Brief

The tenant is WM Global Technology Services India Private Limited, the company that runs Walmart's technology and digital services work in India. The space is in Building 2 of the campus, known as Cumulus, and the landlord is Prestige Realty Ventures. The office will house a contact centre that supports Walmart customers in the United States.

The registered terms of the lease are these:

  • Area: 1.01 lakh sq ft across the ground, seventh and eighth floors
  • Term: five years, starting in March 2026
  • Rent: almost Rs. 49 Lakhs a month, which is about Rs. 48 per sq ft a month
  • Security deposit: Rs. 3.90 Crore
  • Escalation: 4% a year

The lease was signed in September 2025, and the months before the start date were used to fit out the floors. At a common planning norm of 80 to 100 sq ft a seat, the space has room for roughly 1,000 to 1,250 seats. The number of people who actually work there depends on shifts and on how fast the team is built up.

About Prestige Tech Cloud

Prestige Tech Cloud is a completed office campus by Prestige Group on Ronald Colaco Road at Navarathna Agrahara, in Jala Hobli near Devanahalli. It covers 33 acres and has seven towers. The campus is beside the road network that serves Kempegowda International Airport, a short drive north of Yelahanka on NH 44.

A large office campus this far north is a newer thing for Bangalore. For many years the city's office space was concentrated on the Outer Ring Road, in Whitefield and in Electronic City. The airport belt had homes, plots and an aerospace park, but few large offices of this kind.

Other Employers in the Airport Belt

The Walmart office adds to a base that has been building for some years. Boeing inaugurated its 43-acre engineering and technology centre in the aerospace park in January 2024. SAP Labs opened a 41-acre campus near Devanahalli in August 2025. The KIADB aerospace park and its special economic zone hold a number of aerospace and engineering companies.

Bengaluru Airport City, a 463-acre district beside the terminals, is being developed with a business park, hotels and retail. Further south, Manyata Tech Park at Hebbal remains the largest office cluster on this side of the city. Together these give North Bangalore a spread of workplaces that it lacked ten years ago.

What It Means for Home Buyers

An occupied office matters more to a housing market than an announced one. A lease with rent being paid means staff travel to the campus every working day, and some of them will choose to live nearby. That supports demand for homes within a reasonable drive, first for rent and later for purchase.

The effect should be kept in proportion. One lease of about 1 lakh sq ft is small beside the stock of homes planned and under construction between Hebbal and Devanahalli. Contact centre roles also tend to pay less than senior engineering roles, so the first effect is likely on rents for smaller homes. The lease is a useful sign that offices are filling up, and it is one sign among several.

The areas most likely to feel the demand are these:

  • Devanahalli town and the projects along NH 44 near the airport turn-off
  • Bagalur and the aerospace park side, to the east of the campus
  • Yelahanka, which has established schools, shops and rental stock
  • Hebbal and Thanisandra, for staff who prefer to live closer to the city

Points for Buyers Who Plan to Let the Home

A buyer who plans to rent the home out should match it to the likely tenant. One and two-bedroom apartments in completed, well-managed projects let fastest near a new office cluster. Large villas and plots serve a different buyer and bring little or no rent in the early years.

Supply is the other half of the picture. North Bangalore has many projects under construction, and each completed tower adds homes to the rental pool. A realistic plan assumes a modest yield, some months of vacancy and several years before the rent catches up with the instalment. The EMI calculator on this site gives the monthly instalment to set against the expected rent.

Risks to Weigh in the Airport Belt

The office story is only one part of a decision to buy near the airport. Three other matters deserve attention:

  • Metro: the Blue Line to the airport is under construction, and its opening targets have moved before, so the daily commute should be planned by road for now
  • Land: parts of Devanahalli taluk have a history of acquisition notices, including the 1,777 acres in Channarayapatna hobli that the state dropped in July 2025, so plot titles need careful checking
  • Completion: many projects here are years from handover, so the registered completion date and the progress on site matter more than the launch brochure

Distance is a fourth point for families. Schools, hospitals and shopping are improving in the airport belt, yet they remain thinner than in Yelahanka or Hebbal. A visit on a working day shows how far the daily needs really are.

What to Do Before Booking

A short set of checks makes the decision clearer:

  1. Drive from the project to Prestige Tech Cloud, the airport and Manyata Tech Park at peak hour, and note the times
  2. Look up the project on the Karnataka RERA portal for its registration, completion date and quarterly updates
  3. Ask local agents what similar completed homes rent for today, and how long they take to let
  4. For a plot, have a lawyer check the title, the conversion order and any acquisition notification on the survey number
  5. Compare two or three projects on total cost, including stamp duty, registration, parking and maintenance deposits

Our team is glad to share current price lists for apartments in Devanahalli and to arrange site visits. A purchase here works best for a buyer with a holding period of five years or more.
