Whitefield Locality Guide: ITPL, Hope Farm and Kadugodi for Home Buyers

Whitefield is the largest technology suburb of East Bangalore, built around the International Tech Park (ITPL) and the EPIP industrial zone. This guide divides it into the pockets a buyer actually chooses between: the ITPL core, Hope Farm, Kadugodi and the Varthur side. It covers the metro, the roads, the jobs, the new land deals and the checks on water and flooding that matter before booking.
Where Whitefield Is
Whitefield began in 1882 as a planned settlement and stayed a quiet outpost until the technology park opened in the 1990s. Today the name covers a wide area with the pincode 560066 at its centre. Old Madras Road (NH 75) marks its northern edge and Varthur its southern edge, with the Outer Ring Road at Marathahalli to the west.
Three roads carry most of the traffic. Whitefield Main Road comes in from Mahadevapura and Hoodi, ITPL Main Road runs past the tech park to Hope Farm Junction, and Varthur Road heads south from there. Channasandra Main Road continues east from the junction towards the newer layouts and Hoskote.
The Pockets of Whitefield
A home "in Whitefield" may be a short walk from an office gate or a long drive from it. The four pockets below differ in commute, age of housing and the kind of project on offer.
ITPL and the EPIP Zone
The core is the stretch around the International Tech Park, the EPIP Zone and Pattandur Agrahara. It holds the largest cluster of offices, along with hospitals, hotels and malls built over two decades. Housing here is mostly established apartment communities and resale flats, since vacant land is scarce.
New supply in the core tends to be smaller, higher-priced projects on redeveloped or leftover parcels. A buyer pays for the short commute and the settled surroundings. The resale market is deep, which helps when the time comes to sell.
Hope Farm and Channasandra
Hope Farm Junction is where ITPL Main Road, Whitefield Main Road, Varthur Road and Channasandra Main Road meet. The Hopefarm Channasandra metro station is located here, and the roads leading east have drawn several large launches since the line opened. Projects in this pocket are newer and often larger than those in the core.
The junction itself is a known bottleneck at peak hours. A home within walking distance of the station avoids most of that, while one 3 km down Channasandra Main Road depends on the same junction every day. The exact walking route to the station deserves a check on foot.
Kadugodi and Seegehalli
Kadugodi is the northern end, with the Whitefield railway station and the terminal station of the Purple Line beside each other. The road north leads through Seegehalli to Old Madras Road and Budigere Cross. Township-scale projects have come up on this side, where larger land parcels were available.
This pocket suits buyers who use the metro or the train daily, and those who travel towards the airport by the Budigere route. Social infrastructure is thinner than in the core, though it is filling in as the townships are occupied.
The Varthur Side
South of Hope Farm, Varthur Road runs through the old Whitefield settlement to Varthur and on towards Gunjur and Sarjapur Road. Large gated communities and villa projects line this stretch. It gives access to both the Whitefield offices and the Outer Ring Road belt.
The metro is farther away here, and Varthur Road carries heavy traffic for its width. Parts of this side are low-lying and close to Varthur Lake, so the drainage checks later in this guide apply with most force.
Metro and Rail
The Purple Line of Namma Metro serves Whitefield. The 13.71 km section from KR Pura to Whitefield (Kadugodi) opened on 25 March 2023. The link between KR Pura and Baiyappanahalli followed on 9 October 2023, which gave a direct ride to MG Road, Majestic and Challaghatta in the west.
The stations that serve the area, from east to west, are:
- Whitefield (Kadugodi), the terminal, next to the railway station
- Hopefarm Channasandra, at Hope Farm Junction
- Kadugodi Tree Park
- Pattandur Agrahara, the station for ITPL
- Sri Sathya Sai Hospital
- Nallurhalli and Kundalahalli, towards Brookefield
The line has been running for more than three years, so its effect is already part of prices near the stations. At KR Pura the Purple Line will meet the Blue Line along the Outer Ring Road, which is under construction. Whitefield railway station at Kadugodi has trains on the Bangalore to Chennai route.
Jobs and Social Infrastructure
Employment is the reason Whitefield grew, and it remains the base of housing demand. The International Tech Park and the EPIP Zone hold hundreds of technology, engineering and services companies. The office parks of Mahadevapura and the Outer Ring Road are a short metro or road trip away.
Daily needs are well covered. Large malls operate on Whitefield Main Road and near ITPL, and hospital chains have full-scale units in the area. Schools of every major board are spread across the pockets, and our separate guide to schools in Whitefield lists them by location.
New Land Deals to Know
Two transactions by listed developers show where new construction is heading. Both are close to metro stations:
- Brigade Enterprises announced a 50:50 joint venture with a fund managed by Bain Capital on 29 April 2026, for about 11 acres on ITPL Main Road beside a metro station. The plan is about 2 million sq ft of Grade A offices and a hotel, with a total investment of about Rs. 2,200 Crore
- Mahindra Lifespaces acquired 9.4 acres near the Hopefarm Channasandra station in March 2024, with about 1.2 million sq ft of development potential and an estimated sales value of Rs. 1,700 Crore
The Brigade project adds offices and a hotel, which means more jobs within Whitefield and no new flats from that parcel. The Mahindra land is a residential parcel. Details of its homes will be confirmed once the project is registered with Karnataka RERA.
Flooding, Water and Traffic Checks
Whitefield has clear strengths, and it also has three recurring problems. Each one varies street by street, so the check has to be made for the specific project.
- Flooding: low-lying parts of East Bangalore near the lake chain were badly waterlogged in September 2022. Ask residents of the neighbouring buildings about past monsoons, and look at the level of the basement ramp against the road
- Drains and lakes: check the distance from the nearest rajakaluve and lake against the sanctioned plan, since buffer rules restrict construction beside them
- Water: Cauvery Stage V, commissioned in October 2024, extended piped supply to the villages added to the city in the east. Confirm that the building has a BWSSB connection, and ask how much tanker water it buys in summer
- Traffic: drive from the project gate to the office and the school at peak hours in both directions, including the Hope Farm, Hoodi and Kundalahalli junctions
The standard paperwork applies as well. A new project needs a Karnataka RERA registration number, and a completed one needs an occupancy certificate and an e-khata before registration.
Who Whitefield Suits
Whitefield fits a household with at least one job in the eastern technology belt and a wish for an established neighbourhood. Families benefit from the schools and hospitals, and metro users from the direct line to the city centre. Rental demand from office workers supports owners who plan to let the flat.
A daily commute to North or South Bangalore is long from here, and supply is plentiful, so a project does not gain value from the address alone. The pocket, the walking distance to a station and the builder's record decide the outcome. Current listings are on our page of apartments for sale in Whitefield.
