Legal Status of the Property
The 4-acre Thane West land parcel has been secured by Godrej Properties, confirmed through a regulatory filing in February 2020. The project has clear legal standing, with Maharashtra RERA registration granted on 18 February 2020 under P51700024496.
Approvals and Sanctions
The building plan is sanctioned by the Thane Municipal Corporation under plan number TMC/TDD/244/2020, approved on 10 February 2020, with a sanctioned FSI across 14,568 sq m of land. The project is registered with Maharashtra RERA. The land is held under clear title documents issued by the Revenue Department, and is owned outright by Godrej Properties Limited, with no joint development agreement.
Home Loan Support
The sales team assists buyers with home loan guidance. With the project MahaRERA registered, banks can process sanction and disbursement against the registered project record.
Documentation
Buyers receive the project documents at the appropriate stages, from the sale agreement at booking to the registration documents on handover. The approved plan and MahaRERA registration are on public record and can be verified on the MahaRERA portal.
Construction Status
Godrej Exquisite Construction Status is registered for its phase, with its launch in October 2019. Construction started on 15 November 2019, in line with the RERA schedule for foundation work. Godrej Properties owns the 4-acre land parcel outright.
