The Akshara Valley Address suits a family that wants to build its own house inside a gated community, on a plot of at least 1,500 sq ft. A budget of Rs. 1.2 Crore or more for the land is the starting point, with the cost of construction on top. The 40-foot plots suit buyers planning a larger home with a wide frontage.

Location and Connectivity
Doddabele is a village in Kengeri Hobli, south of Mysore Road and close to the NICE Road interchange. NICE Road links this part of the city to Kanakapura Road, Bannerghatta Road and Electronic City without passing through the centre. Mysore Road leads east towards Rajarajeshwari Nagar and the city, and west towards Bidadi and Mysore.
Namma Metro's Purple Line serves Kengeri on Mysore Road, which gives residents a rail option into the city. Plot Sizes and Prices
The Akshara Valley Address plot prices start at Rs. 1.17 Crore for a 30 x 50 plot and go up to Rs. 3.14 Crore for a 40 x 90 plot. The price per sq ft is about Rs. 7,800 on the smallest plot and about Rs. 8,700 on the largest, so the bigger plots carry a higher rate.

The Akshara Valley Address RERA registration number is PRM/KA/RERA/1251/310/PR/250822/005190, granted by Karnataka RERA on 25 August 2022. The registered promoter is Address Maker Life Spaces Pvt Ltd, the company behind the Address Makers brand. The layout plan was approved by the Bangalore Development Authority on 3 March 2022.
The registered completion date was 31 December 2025, and plots are now offered for possession and registration. Buyers should ask the sales team for the final release order from the planning authority, which confirms that the roads, drains and parks are finished. The Full Cost of a Plot
The plot price is the first cost, and a written cost sheet should list everything that follows it. These are the items to budget for:
- Stamp duty of 5% plus cess and surcharge, which comes to 5.6% of the sale value
- Registration fee of 2%
- Corner, park-facing or road-width premiums on the chosen plot
- Clubhouse membership and maintenance charges
- Khata transfer and utility connection charges
- The cost of designing and building the house

A plot in a finished layout can be inspected on the ground, which is its main advantage over a new launch. These are the checks that matter most:

- Confirm the khata for the individual plot, with its number and dimensions
- Have a lawyer check the title deeds and a current encumbrance certificate
- Measure the plot and compare it with the dimensions in the sale agreement
- Check that water, power and the sewer line reach the plot boundary
- Read the building rules of the community, including setbacks and floor limits
