Properties in Mysore Road

If the east of the city has become too expensive, the old route towards Mysore is where many buyers turn next. Apartments in Mysore Road now draw families who want more space for their budget in west Bangalore. The road passes older industrial pockets and the Kengeri satellite town, with the expressway opened in 2023 running alongside. Land is still available in large parcels, so townships and plotted layouts keep appearing.

Apartments make up most of the supply, from compact homes at Sowparnika Pranathi, listed from about Rs. 38 Lakhs, to large townships such as Provident Sunworth City. At the top end, Melange ONE by Vaishnodevi offers three- and four-bedroom homes from about Rs. 3.93 Cr. Plotted layouts span an even wider range, starting near Rs. 16 Lakhs at Mantri KNS Carica. Primus Sangama Senior Residences is built for older buyers and multi-generational families. Completed, ready and under-construction projects stand side by side, and several recent launches carry possession dates from 2029 to 2031.

Two pieces of infrastructure have changed travel here. The Purple Line metro now runs out to Challaghatta, and the expressway has shortened the drive towards Mysore. Between them, trips into the city and out of it are quicker than they were a few years ago.

The choices here need careful sorting. Large townships are built in phases, so confirm the RERA registration for the exact phase and tower you are buying. Long possession dates mean you should study each developer's delivery record and the payment plan. For plots and villa plots, check the approving authority, the khata and whether roads, water and drainage are already in place. Some projects are sold as villa plots rather than finished villas, so be clear about what the price includes. Visit at peak hours, because the corridor still carries heavy through traffic.
