Artemis Address is a gated plotted development by Address Makers at Mantanakurchi village, in Nelamangala Taluk on the western side of Bangalore. Who the Project Suits
Artemis Address suits a buyer with Rs. 65 Lakhs to Rs. 90 Lakhs who wants to own land on the west side of the city and build a house later. The 30 x 40 plot is the standard size for a compact independent home, and it keeps the entry price lower than most layouts closer to the city. A long-term investor who is comfortable holding land for several years is the other natural buyer.
The project is a weaker fit for anyone who needs a home to live in soon, or who works on the eastern or southern side of Bangalore. A plot earns no rent until a house is built on it, so the budget has to cover both the land and the construction.
Where the Project Is Located
The project is located on the Sondekoppa to Nelamangala main road, south of Nelamangala town. The registered address is in Mantanakurchi village, Kasaba Hobli, in Bengaluru Rural district. Some marketing material places the project in North Bangalore near the airport, but the land is on the Tumkur Road side of the city, far from the airport corridor.
Nelamangala is the town where Tumkur Road (NH 48) meets the highway to Hassan and Mangalore (NH 75). The drive into the city runs along Tumkur Road through Peenya and Yeshwanthpur, and NICE Road begins on the same highway for trips towards Mysore Road and the south. Daily travel from the layout depends on these roads, so a test drive at peak hour is the best guide to the commute.
Plot Sizes and Prices
Artemis Address plot prices start at Rs. 65 Lakhs for a 30 x 40 plot and go up to Rs. 86 Lakhs for a 30 x 50 plot. The price per sq ft is about Rs. 5,400 on the smaller plot and about Rs. 5,300 on the larger one, at the lower end of each range.

The spread within each range reflects the position of the plot, such as a corner, a park-facing side or a wider road. In the first phase, 246 of the 401 plots are 30 x 40, 50 are 30 x 50 and 105 are odd-shaped. The second phase leans towards the larger size, with 70 plots of 30 x 50, a few of 30 x 60 and 56 odd-shaped plots.
The Two Phases
The two phases are at different stages, so the first question for the sales team is which phase a plot belongs to.
Phase 1
Phase 1 was registered on 27 October 2023 with a completion date of 31 December 2025. Its layout plan was approved by the Nelamangala Planning Authority on 8 June 2023. Plot formation, roads, water supply, sewage lines, storm water drains and the power supply work were all completed by December 2025, and the final release order for the layout has been issued.
Phase 2
Phase 2 was registered on 21 May 2025 with a completion date of 31 December 2027. Its plan was approved by the Nelamangala Planning Authority on 13 February 2025, on land in Survey Nos. 162/1 and 178/4 of the same village. Plot formation and road work are well advanced, and the power supply and planting work follow.
The plan of the first phase keeps 10 parks and open spaces and two civic amenity sites within its 22.5 acres. About 54% of that land is plots, about 31% is roads and the rest is parks and civic amenity sites.
The Full Cost of a Plot
The plot price is only the first payment, and a written cost sheet should set out the rest. These are the items to budget for:
- Stamp duty of 5% plus cess and surcharge, which comes to 5.6% of the sale value
- Registration fee of 2%
- Corner, park-facing or road-width premiums on the chosen plot
- Maintenance charges and any clubhouse or infrastructure fee
- Khata transfer and utility connection charges
- The cost of designing and building the house
Banks lend on approved, registered plots, often on the condition that construction starts within a set period. The EMI calculator shows the monthly payment for the loan amount under consideration.
Checks Before Booking
A plot purchase rests on its documents, and the phase decides which documents apply. These are the checks that matter most:
- Confirm the phase of the plot and match its RERA number on the Karnataka RERA portal
- Ask for the approved layout plan and, for Phase 1, the release order covering the plot
- Check the land conversion order and the title deeds with a lawyer
- Get a current encumbrance certificate and the khata for the individual plot
- Measure the plot and compare it with the dimensions in the sale agreement
- For Phase 2, tie payments to the stages of development and read the completion date in the agreement
- Visit the site to see the roads, drains, water lines and street lights at the plot
