Avillion Residences in Bidadi: Buyer's Guide (October 2026)

Avillion Residences is a gated plotted development in Chikkakuntanahalli village, near Bidadi, off Mysore Road in West Bangalore. The registered layout has 505 sites on about 61.8 acres and was approved by Karnataka RERA in March 2026. This guide covers the location, the plot sizes, the registration and timeline, the costs that follow the plot price and the checks to run before booking.
Who the Project Suits
Avillion Residences is for buyers who want a large plot on the Mysuru side of the city and plan to build their own house. The smallest regular site is 1,800 sq ft, so the layout is aimed at villa-sized homes more than compact ones. It suits families with work in the Bidadi industrial area, owners building a second home, and buyers who are comfortable holding land for several years.
The layout is at the start of its works, with completion registered for January 2031. Buyers who need a finished home soon are better served by a ready project. Daily travel to the office areas in the east and north of Bangalore is a long drive from Bidadi, so it is worth testing on a weekday.
Location and Connectivity
Avillion Residences is located on Survey Nos. 17 to 26 and 74 of Chikkakuntanahalli village, Kodiyalakarenahalli post, Bidadi Hobli, Ramanagara district, pincode 562109. The site is on the Bangalore side of Bidadi town. Local services such as water come under the Bairamangala gram panchayat.
These links shape travel from the layout:
- Mysore Road, the older highway, which gives the layout its main approach
- The Bengaluru-Mysuru Expressway (NH 275), open since March 2023, about 5 minutes away by road
- NICE Road, about 10 to 15 minutes away, for the run towards Electronic City and Tumkur Road
- The Bidadi industrial area, home to the Toyota Kirloskar plant and other factories
Schools, clinics and daily shopping are in Bidadi and along Mysore Road at Kumbalgodu and Kengeri. The nearest metro station is Challaghatta, the last stop of the Purple Line. Public transport beyond the highway buses is limited, so a car is part of daily life at this address.
Plot Sizes and the Layout
The registered layout holds 505 sites: 504 residential plots and one commercial site of about 0.8 acre. Regular plots run from 1,800 to 3,400 sq ft, and a large group of odd-shaped plots covers the bigger sizes. The plot mix is as follows:
- 30 x 60 ft plots of 1,800 sq ft: 45 plots
- 35 x 60 ft plots of 2,100 sq ft: 66 plots
- 40 x 60 ft plots of 2,400 sq ft: 64 plots
- 40 x 65 ft plots of 2,600 sq ft: 30 plots
- 40 x 70 ft plots of 2,800 sq ft: 114 plots
- 40 x 85 ft plots of 3,400 sq ft: 9 plots
- Odd-shaped plots, about 3,600 sq ft on average: 176 plots
The project is marketed as 504 plots on 64 acres, with sizes up to 8,850 sq ft. The largest sizes come from the odd-shaped group, so the exact dimensions of such a plot should be read from the approved plan. The registered land area is about 61.8 acres, a little under the marketed figure.
Plots take up about 55% of the land. The rest holds three parks with a combined area of about 7 acres, two civic amenity sites of about 3.3 acres and about 17.6 acres of roads. The developer plans more than 50 amenities, including a central boulevard, an amphitheatre, sports courts, cycling tracks and a pet park. A private club with a resort and spa, branded ASAI, is also planned.
RERA, Approvals and Timeline
The Karnataka RERA registration number of Avillion Residences is PRM/KA/RERA/1270/302/PR/070326/008512, granted on 7 March 2026. The promoter on the registration is Saankeshwar Nexus LLP, a partnership with seven partners that also owns the full land parcel. The layout plan was approved on 8 January 2026 by the Bengaluru-Mysuru Infrastructure Corridor Area Planning Authority (BMICAPA).
Work on the layout was registered to start on 1 January 2026, and the completion date is 1 January 2031. The development was at an early stage when the project was registered. Roads, drains, power, water lines, parks and the club are therefore still ahead, and a site visit today shows land more than finished streets.
Avillion Residences is the first Karnataka RERA project of Saankeshwar Nexus LLP, and the design is credited to Avillion Infrastructures. The declared cost of developing the layout is about Rs. 90 Crore, on top of the land. The quarterly updates on the RERA portal show how much of that work is done, which makes them worth reading before each payment.
Prices and the Full Cost
Avillion Residences prices depend on the plot size, its facing and its place in the layout, with park-facing and corner plots usually priced higher. Ask the developer for the latest price sheet and the plots open today. A written quote should name the plot number, the rate per sq ft and every extra charge.
Land carries no GST, but other costs are added to the plot price:
- Stamp duty of 5% above Rs. 45 Lakhs, which comes to 5.6% with cess and surcharge
- Registration at 2% of the value
- Corner or park-facing premiums, where they apply
- Club membership, the maintenance deposit and legal fees
On a plot of Rs. 1.5 Crore, taken as an illustration, stamp duty and registration together come to about Rs. 11.4 Lakhs. Banks lend a smaller share on a plot than on a flat, and the term is usually shorter. The EMI calculator gives a quick view of the monthly outgo, and the cost of building the house is a separate budget for later.
The Bidadi Belt
Bidadi is an industrial town on the road to Mysuru, known for its factories and for the resorts and golf course around it. The expressway has shortened the drive to the western edge of Bangalore, and plotted layouts have followed it. Homes, schools and hospitals are still few compared with the city, so the area suits buyers who plan for the long term.
The state government is planning a large integrated township across several villages of the Bidadi belt, with Byramangala among them. The plan is at an early stage, and land in the notified villages is being acquired. A buyer of any plot in this belt should confirm that its survey numbers are outside the notified township area.
Checks Before Booking
A plot purchase depends on the paperwork more than the brochure. These checks cover the main points:
- Match the RERA number, the promoter name, the plot count and the completion date on the Karnataka RERA portal
- Find the exact plot on the approved, numbered layout and note its dimensions and area
- Have a lawyer read the title papers, the conversion order and the encumbrance certificate for the survey numbers
- Confirm the survey numbers against the notified area of the planned Bidadi township
- Ask which khata the plot will receive, who issues it and when
- Get the dates for roads, power, water and the club in writing, along with the charges for each
- Pay only into the project bank account named on the RERA registration
- Ask two banks whether they will lend on the plot
Buyers comparing land along this highway can also look at other plots for sale on Mysore Road. Ask the developer for the approved layout plan and the current availability at Avillion Residences.
