BDA Skandagiri Apartments on Old Madras Road: Prices and Buyer Checks

Skandagiri Apartments is a Bangalore Development Authority (BDA) housing project between Old Madras Road and the Whitefield-Hoskote Road in East Bangalore. It went on sale in May 2026, and its prices drew wide comment because they come close to private-builder rates. This guide sets out the confirmed facts, what the prices work out to per sq ft, where the RERA question stands and what to check before booking a flat.
Skandagiri Apartments at a glance
The project is one of the larger BDA apartment schemes in the city. It has a frontage on Old Madras Road on one side and on the Whitefield-Hoskote Road on the other.
- Total homes: 1,488 flats in 16 separate towers.
- Bulk sale: 488 flats were sold to the Army Housing Welfare Association before the public sale.
- Flats left for individual buyers: about 1,000.
- Smallest home: a 1 BHK of 635 sq ft built-up area.
- Largest home: a 3 BHK of 1,444 sq ft built-up area.
- Progress: eight of the 16 towers are nearing completion, with a tentative deadline of March 2027.
What do Skandagiri flats cost?
The 1 BHK of 635 sq ft is priced at Rs. 51 Lakhs, and the 3 BHK of 1,444 sq ft at Rs. 1.44 Crore. That works out to about Rs. 8,030 per sq ft for the 1 BHK and about Rs. 9,970 per sq ft for the 3 BHK, both on built-up area.
For comparison, BDA sold 2 BHK flats in an earlier scheme for Rs. 52 Lakhs a year before this launch, or about Rs. 6,450 per sq ft. The Skandagiri rates are therefore 25% to 50% higher than that BDA benchmark, depending on the home type. At these levels the flats are priced close to Grade A private projects in the same belt.
Why the price matters for buyers
Many buyers have long treated BDA flats as the low-cost option in a locality. Skandagiri changes that habit on this corridor, so a buyer comparing it with private projects should compare the full cost of each home rather than assume the BDA flat is cheaper. Resale flats in KR Puram and nearby pockets are worth adding to the same comparison.
Built-up area versus carpet area
The 635 sq ft and 1,444 sq ft figures are built-up areas. Built-up area includes the walls and balconies, so the usable floor space inside a flat is smaller. Ask BDA for the carpet area of the exact flat in writing, and work out the price per sq ft of carpet area before comparing it with a private project that quotes super built-up area.
Comparing like with like often changes the picture. A private flat quoted on super built-up area can look cheaper per sq ft than it really is, and a BDA flat quoted on built-up area can look dearer.
Where the RERA question stands
Whether BDA projects come under the Real Estate (Regulation and Development) Act, 2016 is still being settled in court. In March 2026, the Karnataka Real Estate Appellate Tribunal held that BDA is a promoter under the Act, in a case about the Nadaprabhu Kempegowda Layout. That would mean registration, disclosure and delay-refund rules apply to BDA as they do to private developers.
On 3 June 2026, the Karnataka High Court stayed the Act's application to BDA layouts and housing schemes where the land acquisition notifications came before the Act. The case was listed for further hearing. Until the court decides, ask BDA in writing whether Skandagiri is registered with Karnataka RERA, and check the registration number on the Karnataka RERA portal if one is given.
Why RERA status matters
Registration gives a buyer a fixed completion date on record and a clear route to complain to the regulator if it slips. Without it, a buyer depends on the terms of the BDA allotment letter alone, so read those terms closely.
Checks before booking a Skandagiri flat
A BDA seller removes most title worries, but the rest of the purchase still needs the usual care. Work through these points before paying the initial deposit:
- Confirm which tower the flat is in, and whether it is one of the eight towers nearing completion or a later one.
- Get the expected completion date for that tower in writing.
- Ask for the carpet area of the specific flat, not only the built-up area.
- Read the payment schedule, the cancellation terms and the refund rules in the allotment notification.
- Ask whether car parking, maintenance deposits and other charges are included in the price.
- Check the RERA registration status, as explained above.
- Confirm that your bank will lend on the project and how much of the price it will fund.
Budget beyond the flat price
The quoted price is not the full cost. In Karnataka, stamp duty on a home above Rs. 45 Lakhs is 5%, plus surcharges, and registration costs a further 2% of the value. On a Rs. 1.44 Crore 3 BHK, those two charges alone come to more than Rs. 10 Lakhs.
Add the cost of interiors, the society deposit and the first year of maintenance. The EMI calculator helps test the monthly instalment on the loan amount before applying.
How Skandagiri compares with other options
For a buyer who wants a large public-sector project with a clear land title, Skandagiri remains a direct choice, especially in the towers nearing completion. For a buyer who needs the lowest possible price, an older resale flat nearby may cost less per sq ft, though it brings its own checks on title, khata and building age.
Private projects in the same belt offer clubhouses and staged payment plans, with RERA registration already in place. Listing the full cost, the carpet area, the completion date and the legal status of each option side by side gives the clearest view.
