Bengaluru-Chennai Expressway: Route, Status and What It Means for Home Buyers

The Bengaluru-Chennai Expressway is a new access-controlled highway being built from Hoskote, on the eastern edge of Bangalore, to Sriperumbudur near Chennai. About 100 km of it is open to traffic in October 2026, and the rest is still under construction in Andhra Pradesh and Tamil Nadu. This guide covers the route, the status of each state's stretch, the factories coming up along it and what a home or plot buyer in East Bangalore should weigh.

The Route at a Glance

The expressway carries the number NE-7 and is a greenfield road, built on a fresh alignment and not by widening an old highway. It is about 260 km long and passes through three states. The National Highways Authority of India (NHAI) is building it in ten packages, and the foundation stone was laid in May 2022.

The main design features are these:

  • Four lanes, with land kept for widening to eight lanes later
  • A design speed of 120 km per hour
  • Entry and exit only at interchanges, with no direct access from villages or side roads
  • Tolls on the open stretches, collected at plazas along the route

Status of Each Stretch in October 2026

Work has moved at a different pace in each state. Karnataka finished first, Andhra Pradesh has opened in part, and Tamil Nadu has one package that has fallen well behind the others.

Karnataka: open since December 2024

The 71 km Karnataka stretch opened to traffic in December 2024. It runs from Hoskote to Malur (27.1 km), on to Bangarpet (27.1 km) and then to Bethamangala near KGF (17.5 km). Toll collection began in 2025, with four plazas between Hedaginabele near Hoskote and Sundarapalya in KGF taluk. Two-wheelers, auto-rickshaws and tractors are barred from the road.

Andhra Pradesh: partly open

In June 2026, the 25 km section from Bethamangala to Baireddipalle opened. That gave drivers nearly 100 km of continuous expressway from Hoskote. The 29 km section from Bangarupalem to Gudipala has also been built. The gap is in the middle section between Baireddipalle and Bangarupalem, where about 11 km is pending because of forest clearance and the underpasses needed for wildlife.

Tamil Nadu: three packages close, one stalled

Tamil Nadu has four packages. Three of them, including the Walajapet to Arakkonam and Kancheepuram to Sriperumbudur stretches, are nearing completion. The fourth, about 25 km between Arakkonam and Kancheepuram, has been stalled since May 2025 with a little over half the work done.

In September 2026, the NHAI ended that contract and floated a fresh tender of Rs. 633.12 crore for the remaining work. The new contractor gets 18 months to finish it. The pending work includes nine major bridges and a railway overbridge, and high-voltage power lines also have to be shifted elsewhere on the Tamil Nadu stretch.

When the whole road may open

Targets for the end-to-end opening have moved several times, from 2024 to 2025 and then to the end of 2026 and early 2027. The 18-month period in the new Tamil Nadu tender points to a later date for that package. It is safer to plan on the stretches that are open today and to treat the full route as a later benefit. Once complete, the road is designed to bring the Bangalore to Chennai drive down to about three hours.

Industry Along the Corridor

The expressway links a string of industrial towns, and jobs are what turn a road into housing demand. On the Karnataka side, the route passes close to the industrial areas of Malur and Kolar district. On the Tamil Nadu side, it serves the Ranipet and Sriperumbudur manufacturing belts before it reaches Chennai.

The largest new plant on the corridor is the Tata Motors and Jaguar Land Rover factory at Panapakkam in Ranipet district. It began production on 9 February 2026, with the Range Rover Evoque as its first model. The investment is Rs. 9,000 crore, and the plant is planned to scale up to 2,50,000 vehicles a year over five to seven years, with more than 5,000 jobs.

These plants matter more to housing in Ranipet and Kancheepuram than to housing in Bangalore. For Bangalore, the direct effect is on freight and on weekend travel. Hosur and Electronic City are on a different road, National Highway 44, and the expressway does not serve them.

What Changes for East Bangalore

The expressway begins at Hoskote, on National Highway 75. From the city, the way to it is Old Madras Road through KR Puram, so that road carries the traffic heading to the expressway. The Satellite Town Ring Road, which is partly open, also meets the highway network around Hoskote.

Three kinds of locations feel the change. Each gains something different:

  • Hoskote and the Old Madras Road belt, which become the city's gateway to Kolar, Tirupati and Chennai
  • Budigere Cross and nearby pockets, which are a short drive from the Hoskote entry as well as from Whitefield and the airport road
  • Malur and the towns of Kolar district, which now have a fast road to Hoskote through the interchanges on the open stretch

The gain is real, but it has limits. The expressway saves time beyond Hoskote, while the slow part of most daily trips is between Hoskote and the city's offices. A home that works for a Whitefield or KR Puram commute today benefits from the road mainly on trips out of the city.

Checks Before Buying Along the Expressway

Many plotted layouts and some apartment projects in East Bangalore and Kolar district advertise the expressway. These checks help separate a useful location from a line on a brochure map:

  1. Measure the drive to the nearest interchange, since the road has no other entry points.
  2. Drive from the site to the workplace at peak hour, including the stretch through Hoskote and KR Puram.
  3. Add the toll to the monthly budget if the expressway is part of the daily route.
  4. Remember that two-wheelers are barred, so a scooter commute stays on the old roads.
  5. Confirm the layout's approval authority, the land conversion order and the Karnataka RERA registration number.
  6. Look for jobs, schools and hospitals within reach today, and not only for planned ones.

Plots far from the city depend on resale demand, and that demand follows jobs and services more than road speed. A plot near a working industrial area or a growing town holds its value better than one whose only selling point is the expressway. For an apartment, the rental market is the test: tenants pay for the commute they have now.

Buying Now or After the Full Opening

Prices along a new road usually move on announcements and openings, and part of the benefit of this one is already in asking rates near Hoskote. The stretch that matters most for Bangalore residents, from Hoskote to the Andhra Pradesh border, has been open since 2024. The full opening will add the Chennai link, which helps business and leisure travel more than the daily commute.

A buyer who needs the home for living can decide on today's roads, services and budget. An investor counting on the full opening should allow for further delay and hold enough margin to wait. In both cases, the title, approvals and RERA record of the project deserve more attention than the distance shown on the map.
