Properties in Malur

Is it worth buying land well beyond the eastern suburbs, ahead of the city? That is the bet buyers make in Malur. It is a taluk town in Kolar district, on the road from Bangalore towards Kolar, well past Hoskote. It has a sizeable industrial area and its own railway station. Plots in Malur attract people who expect the Whitefield and Budigere belt to keep moving east, and who want to buy while land here is still cheap.

What we list here is plotted land rather than flats. Concorde Equity Plots offers 30 x 40, 30 x 50, 40 x 60 and odd-sized plots from about Rs. 21.6 Lakhs, with possession from December 2026. Shriram Chirping Ridge Plots offers villa plots from about Rs. 25.2 Lakhs, with possession from October 2027. Brigade Cherry Blossom Plots, at the higher end, offers 30 x 40 and 30 x 50 plots from about Rs. 67 Lakhs, with possession from 2028. All are still being developed.

Road access runs back towards Hoskote and Old Madras Road, which connect to east Bangalore. The railway station gives a second option for some trips. Malur is far from the main tech corridors, so a daily commute into the city will be long. Most buyers here are holding land for later rather than moving in straight away.

The trade-off is price against distance and time. Land is inexpensive, but any gain depends on the city's growth reaching this far. Check each layout's RERA registration, approvals and land conversion for residential use. Ask whether roads, drainage, power and water lines will be finished at handover, and who maintains them. Confirm the khata process and what building rules apply. Budget for construction separately, and visit the site yourself to see the approach road and surroundings.
