Bren Northern Lights near Kogilu Cross: Buyer's Guide (October 2026)

Bren Northern Lights is a completed residential apartment project by Bren Corporation near Kogilu Cross, in the Jakkur and Kogilu area of North Bangalore. The project holds 716 two-bedroom flats in nine-floor buildings on 7 acres, and its occupancy certificate was issued in March 2023. This guide covers who the project suits, the location, the homes and prices, the approvals and the checks to make before buying a flat in the project, new or resale.
Who Bren Northern Lights Suits
The project suits buyers who want a finished two-bedroom flat on the north side of the city that they can move into without waiting for construction. Because the buildings are complete, the actual flat, the lifts, the parking and the common areas can all be inspected before paying. That removes the delay and progress risks of an under-construction purchase.
Compact sizes make it a fit for couples, single professionals and small families, and for investors looking at rental demand from the offices along Bellary Road and Thanisandra. Families who need three bedrooms or more than 800 sq ft will need to look at other projects in North Bangalore.

Location and Connectivity
Gastikempanahalli is in the belt between Bellary Road and Thanisandra Main Road, close to Kogilu Cross and Jakkur. Bellary Road leads north to Kempegowda International Airport and south to Hebbal and the city centre. Thanisandra Main Road connects the area to Manyata Tech Park, Bhartiya City and the Hennur side.
The planned Blue Line airport metro runs along Bellary Road, with stations proposed at Jakkur Cross and near Kogilu Cross. It is under construction, so road travel remains the daily option for now. More about the neighbourhood is on the Kogilu locality page.
Homes and Prices
Bren Northern Lights offers two-bedroom flats only, in four built-up sizes. The plans are these:
- 2 BHK Type 4: about 584 sq ft
- 2 BHK Type 1: about 674 sq ft
- 2 BHK Type 2: about 690 sq ft
- 2 BHK Type 3: about 769 sq ft
Prices start from Rs. 67 Lakhs. The size-wise price list for the flats still available is shared on request, and our team can send it along with current availability. Resale flats from existing owners are also traded, and those prices vary by floor, size and condition.
What adds to the price
A completed flat with an occupancy certificate carries no GST, which simplifies the cost sheet. The usual items are listed below:
- Stamp duty of 5% plus surcharges and a registration fee of 2% in Karnataka
- Car parking, and whether the bay is recorded in the sale deed
- Clubhouse membership and the maintenance deposit
- For a resale flat, the association's transfer fee and a no-dues letter
Amenities
Bren Northern Lights amenities centre on a clubhouse with a fitness centre and a swimming pool, with a sports area in the grounds. The project lists more than 25 amenities in all. Since residents have lived here since 2023, a visit shows how each facility is run and maintained today.
With 716 households sharing the facilities, the busy hours at the pool, the courts and the lifts are worth seeing in person. The owners' association can explain the monthly maintenance charge and what it covers.
RERA and Approvals
Bren Northern Lights RERA registration number is PRM/KA/RERA/1251/309/PR/190207/002365, granted on 7 February 2019 by the Karnataka RERA authority. The project is shown as completed, and its occupancy certificate is dated 23 March 2023. The building plan was approved by the BBMP, and the number can be checked on the Karnataka RERA portal.
For a completed home, the occupancy certificate is the document that banks, lawyers and future buyers ask for first. A copy for the building with the chosen flat belongs in the purchase file.

Checks Before Buying
A finished flat removes construction risk, but each unit still needs its own checks. These steps are worth taking before paying more than a token amount:
- Get a written price for the exact flat and size, with every charge shown.
- Collect the occupancy certificate and the sanctioned plan with the flat marked.
- Have a lawyer review the title, an up-to-date encumbrance certificate and the khata.
- For a resale, check the seller's registered sale deed and the association's no-dues letter.
- Inspect the flat for seepage, fittings and finishes, and ask about the lift count per building.
- Drive to Bellary Road and to your office at peak hour.
A completed home transfers on a registered sale deed. After registration, the khata transfer and the utility connections move into the buyer's name.
