Brigade Enterprises FY26 Results: What They Mean for Bangalore Home Buyers

Brigade Enterprises, the Bangalore developer behind Brigade Gateway and a long list of apartment projects across the city, reported its results for FY26 (the year to March 2026) on 6 May 2026. This article explains the main figures in plain terms, adds the first-quarter update for FY27, and sets out what the numbers mean for someone buying a Brigade home in Bangalore.
Brigade Enterprises at a Glance
Brigade Group was founded in Bangalore in 1986, and its main company, Brigade Enterprises Limited, is listed on the stock exchanges. The group builds homes, offices, retail, hotels and schools. Its best-known address is Brigade Gateway in Malleswaram-Rajajinagar, the mixed-use enclave that holds the World Trade Center Bengaluru and Orion Mall.
A listed developer publishes audited accounts every quarter. That gives home buyers a rare window into the company that is building their flat, and the FY26 report is the most recent full-year view.
The FY26 Figures in Brief
The year combined slightly lower sales bookings with higher revenue and profit. The main figures for FY26 are these:
- Residential pre-sales (new bookings): Rs. 7,424 Crore, against Rs. 7,847 Crore in FY25, a fall of about 5%.
- Average realisation: Rs. 12,107 per sq ft, 9% higher than a year earlier.
- Total income: Rs. 5,909 Crore, up from Rs. 5,313.54 Crore.
- Consolidated net profit: Rs. 724.76 Crore, up from Rs. 680.47 Crore.
- EBITDA: Rs. 1,638 Crore.
- Shareholder payouts: a final dividend of Rs. 2 per share and a 1:3 bonus issue (one new share for every three held).
Buyers living abroad accounted for about 10% of the year's pre-sales. New launches brought in 43% of the bookings.
Why bookings dipped while profit rose
Pre-sales measure the value of homes booked during the year, so they depend on how much new stock a developer can release. Brigade launched about 8.3 million sq ft in FY26 against a plan of roughly 12 million sq ft. The company put the gap down to delays in approvals, which pushed many launches into the last weeks of the year and about 3.3 million sq ft of Chennai launches into FY27.
Revenue and profit follow a different clock. They are booked as projects reach completion, so they reflect homes sold in earlier years and now being handed over.
The Bain Capital Joint Venture in Whitefield
On 29 April 2026, Brigade announced a 50:50 joint venture with Bain Capital for a mixed-use project on ITPL Main Road in Whitefield, next to the Whitefield metro station. The site is about 11 acres, and the plan covers about 2 million sq ft of Grade A offices and a five-star hotel of 250 keys. The total investment is about Rs. 2,200 Crore, with construction planned over about 40 months once approvals are in place.
The project holds no homes, so it does not change what a flat buyer is offered. It matters in two indirect ways: it brings outside capital into Brigade's plans, and it adds more office jobs to a Whitefield area where many of the group's housing projects are located.
The First Quarter of FY27
Brigade's results for April to June 2026, released in August 2026, showed the same pattern as FY26. The main points were these:
- Pre-sales of Rs. 1,061 Crore, about 5% lower than the same quarter a year earlier.
- Average realisation of Rs. 14,256 per sq ft, a record and 21% higher than a year earlier.
- Collections from customers of Rs. 1,856 Crore, 7% higher than a year earlier.
The company has kept its target of Rs. 9,000 Crore of pre-sales for FY27. About 12 million sq ft of launches was planned over the four quarters that followed the FY26 results.
What the Results Mean for Home Buyers
Steady collections and a profitable year point to a developer with the cash flow to keep building. For a buyer, that lowers one part of the risk in an under-construction purchase: the chance that a project stalls because the company runs short of money.
The rising realisation has a second meaning. A price per sq ft that climbs 9% in a year, and 21% in the next quarter, shows that buyers are paying more for Brigade homes. Part of the rise comes from a richer mix of larger and costlier homes, and part from price increases in ongoing projects. Deep cuts on the base rate are therefore unlikely, and talks on price usually move to floor rise, preferred location charges and the payment plan instead.
What company results do not show
Group figures describe the whole company, spread over many projects in Bangalore, Chennai, Hyderabad and other cities. One project or one phase may still run behind its registered date for reasons of its own, such as an approval or a land issue. A strong year for the company is therefore a starting point, not a substitute for checking the home itself.
Checks Before Booking a Brigade Home
The same project checks apply to any developer, however strong its accounts. Before paying a booking amount, these are worth completing:
- Find the project's own Karnataka RERA number and confirm it on the Karnataka RERA portal, along with the completion date registered there.
- Read the quarterly progress updates filed on the portal for that project.
- Ask which phase or tower the home belongs to, and confirm that phase has its own registration and approvals.
- Get a written cost sheet with the base price, floor rise, parking, club charges, GST and stamp duty.
- Check that the payment plan is linked to construction stages rather than to calendar dates.
- Visit a recently delivered project from the same developer in the same part of the city.
Brigade's newer launches in east Bangalore, such as Brigade Granada near Kadugodi, are good examples of where these checks matter. Our team can share the registration details and cost sheet for any Brigade project on request.
