Hennur Road, Bangalore: A Locality Guide for Home Buyers (2026)

Hennur Road is the main road of north-east Bangalore, running from the Outer Ring Road out to Bagalur and the airport side of the city. This guide covers what a home buyer should know about the corridor in 2026: the jobs nearby, the road and metro works, what homes cost, and the water and flooding checks.
Where Hennur Road Is
Hennur Road starts near Lingarajapuram and crosses the Outer Ring Road at Hennur Cross. From there it runs north-east through Kothanur, Geddalahalli, Byrathi and Kannuru, and continues as the Hennur-Bagalur Road to Bagalur. Beyond Bagalur the road joins the route to Kempegowda International Airport.
The corridor has two distinct halves. The inner half, from the Outer Ring Road to Kothanur, is a settled part of the city with schools, hospitals, shops and older apartment blocks. The outer half, from Byrathi to Bagalur, has newer layouts, villa communities and large projects on former farm land.
Jobs and the Daily Commute
Manyata Tech Park at Nagavara, on the Outer Ring Road, is the main reason families choose Hennur Road. Kirloskar Business Park and the office buildings of Hebbal are a little further west on the same ring road. The aerospace and technology parks near the airport are within reach from the Bagalur end.
The road itself is the weak point of the commute. Hennur Road is narrow in parts and carries heavy traffic at Hennur Cross, Kothanur and Byrathi Cross during peak hours. A home that looks close to Manyata on a map can still mean a slow drive, so the route is worth testing at office hours before booking.
Road and Metro Works
Two sets of works shape the next few years on this corridor. The points below give the position in October 2026:
- The Hennur-Bagalur Road has been under white-topping, the laying of a concrete surface, in stretches since 2025
- The Blue Line of Namma Metro is under construction along the Outer Ring Road, with stations planned at Horamavu, Kalyan Nagar, HBR Layout and Nagavara
- The Pink Line from Kalena Agrahara is planned to end at Nagavara, where it meets the Blue Line
- The Blue Line continues from Nagavara to Hebbal, Yelahanka and the airport, with a station planned at Bagalur Cross on the airport road
The metro stations are on the Outer Ring Road, so Hennur Road homes will reach them by bus, auto or a short drive. Homes near Hennur Cross are the closest to a planned station, and homes beyond Kothanur are several kilometres away. Metro opening dates in the city have moved many times, so the purchase should make sense with the road alone.
What Homes Cost
Hennur Road has homes at every stage, from ready resale flats to projects due after 2030. New two-bedroom apartments from established developers now start above Rs. 1 Crore. The examples below show the range among new projects on the corridor:
- Aratt Alchemy Essence: 2 BHK homes of 1,201 sq ft from Rs. 1.16 Crore
- Concorde Sienna: 2 BHK homes of 1,200 sq ft from Rs. 1.26 Crore and 3 BHK homes from Rs. 1.63 Crore
- DNR Parklink: 2 BHK homes with a study of 1,357 sq ft from Rs. 1.49 Crore
- Assetz Codename Twin Lake City: 3 BHK homes of 2,090 sq ft from Rs. 2.47 Crore
- NCC Urban Retreat Villas: 4 BHK villas from Rs. 5.59 Crore
Completed projects on the inner stretch trade through resale at prices that follow the age of the building, the floor and the condition of the flat. The asking price is best compared with recent registered sales in the same building and with the guidance value for the street. The full list of apartments for sale on Hennur Road shows the current choice by stage and budget.
The cost of buying goes beyond the base price. Stamp duty of 5.6% with cess and surcharge and a registration fee of 2% apply to a Karnataka home above Rs. 45 Lakhs. GST at 5% applies to a home bought under construction.
Water Supply
Water is the first check on this corridor, because the answer changes from one stretch to the next. The inner localities are inside the city limits and are covered by the Cauvery network. Cauvery Stage 5, commissioned in October 2024, was built to serve the 110 villages added to the city in 2007, a group that includes localities along Hennur Road.
Coverage on paper and a working connection are two different things. Many apartment blocks in the newer areas still depend on borewells and tankers for a part of their daily need. Projects in the outer villages, such as Kannuru, are served by the village panchayat and by borewells.
A buyer should ask three questions for the specific project. Does the building have a sanctioned Cauvery connection, and how many litres does it receive each day? How many borewells are in use, and what do residents spend on tankers in summer?
Flooding and Drainage
Parts of this corridor flood in heavy rain. Sai Layout in Horamavu, a short distance from Hennur Road, has gone under water in several monsoons and is the best-known case. Low stretches near lakes and storm-water drains along the corridor carry the same risk.
The risk is local, and two projects a kilometre apart can behave very differently. A visit during or just after a spell of heavy rain shows more than any brochure. Residents of the building and shopkeepers on the access road are the best source on how the worst monsoon went.
Who Hennur Road Suits
The corridor suits families who work at Manyata Tech Park, in Hebbal or towards the airport and want a larger home than the same budget buys closer to Bellary Road. It also suits buyers who want a villa or a row house within the city, as the outer half has more of these than most parts of Bangalore. Buyers comparing it with Thanisandra will find Hennur Road more spread out, with a wider range of prices.
The corridor is a weaker match for buyers who work in Whitefield, Electronic City or the Sarjapur Road belt, as those commutes are long. Buyers who want to walk to a metro station today will also find few such homes on Hennur Road. Rental demand comes mainly from the office workforce at Manyata, so flats on the inner stretch let more easily than homes far up the road.
Checks Before Buying on Hennur Road
The checks below cover the points where projects on this corridor differ most:
- Verify the RERA number, promoter and completion date on the Karnataka RERA portal
- Confirm the khata and whether the property is inside the city corporation limits or under a village panchayat
- Ask for the occupancy certificate of a completed building before paying any advance
- Check the water source, the tanker bills and the sewage treatment plant
- Visit after heavy rain and look at the basement, the access road and the nearest drain
- Drive the commute at peak hours in both directions
- Look at the width of the access road from Hennur Road to the project gate
A project that clears these checks on Hennur Road gives a family good access to the northern office belt at a fair cost. We share current price lists and floor plans for the projects on this corridor on request.
