Hoskote Locality Guide: Roads, Metro Plans and Buyer Checks

Hoskote is a taluk town on Old Madras Road, east of Bangalore, and it is often sold as the next Whitefield. This guide explains where the town is, which roads are open, how far the metro plans have reached and what kind of homes are being built. It closes with the checks that matter before booking a flat or plot in the area.
Where Hoskote Is
Hoskote is the headquarters of Hoskote taluk in Bengaluru Rural district. It is on National Highway 75, known in the city as Old Madras Road, beyond KR Pura and Budigere Cross on the way to Kolar. The town has its own municipal council and is outside the limits of the Greater Bengaluru Authority and its five city corporations.
Whitefield is the nearest large office hub, reached by the road that runs south from the highway through Kannamangala and Seegehalli. The town also has an industrial area with vehicle, engineering and logistics units along the highway. Most housing demand so far has come from people working in these two places.
Roads That Are Open and Roads Still Being Built
Road access is the strongest part of the Hoskote story, because much of it already exists. Three highways meet at the town:
- National Highway 75 links Hoskote with KR Pura and the city on one side and Kolar on the other
- The Satellite Town Ring Road has an 80 km stretch from Dobbaspet to Hoskote, open since March 2024
- The Bengaluru-Chennai Expressway starts at Hoskote, and its 71 km Karnataka stretch to Bethamangala has been open since December 2024
The Satellite Town Ring Road is planned as a loop of about 280.8 km around Bangalore through Karnataka and Tamil Nadu. Its next stretch, from Hoskote towards the Tamil Nadu border, is under construction. The expressway to Chennai is open for about 100 km from Hoskote, while sections in Andhra Pradesh and Tamil Nadu are still being built.
These roads carry traffic between towns and states. They shorten a drive to Devanahalli, Dobbaspet, Kolar or Chennai, and they bring warehouses and factories to the area. The daily trip into Bangalore still runs on the same highway through KR Pura, so the ring road and the expressway do little for an office commute to the city.
Metro: A Study, Not a Line
Hoskote has no metro station, and no line to the town has been approved. The Purple Line serves KR Pura and ends at Whitefield (Kadugodi). In January 2026, the BMRCL was reported to be studying a 16 km extension from KR Pura to Hoskote along the highway, possibly built as a double-decker with a road below.
A feasibility study comes before a detailed project report, state approval, central approval, funding and tenders. Each of those steps has taken years on other Namma Metro corridors. A home in Hoskote is best valued on the roads that exist today, with any metro treated as a possible later gain.
What Is Being Built in Hoskote
Large developers have bought land around the town, and the new supply is mostly high-rise apartments, with plotted layouts further out. The biggest registered project so far is Sobha One World. It was registered with Karnataka RERA on 8 May 2026 in six phases, with 3,484 homes on about 48 acres.
The completion dates on the RERA record for that project run from July 2032 to September 2033, depending on the phase. That is a wait of six to seven years from booking, with rent and loan interest to pay in between. Buyers who need a home sooner will find smaller projects in the town that are further along, and completed homes closer to Whitefield.
Hoskote and Whitefield Compared
The comparison with Whitefield is made in most sales pitches, so it helps to set the two side by side. The table uses the position in October 2026.
| Point | Hoskote | Whitefield |
|---|---|---|
| Local body | Municipal council and gram panchayats, Bengaluru Rural district | City corporation under the Greater Bengaluru Authority |
| Metro | Extension under study | Purple Line running since 2023 |
| Jobs nearby | Industrial and logistics units | Large IT parks and offices |
| Homes on offer | Mostly under construction | New, completed and resale homes |
| Main road | NH 75, ring road and expressway | Whitefield Main Road, ITPL Road and Varthur Road |
Whitefield took more than two decades to gather its offices, schools, hospitals and malls. Hoskote has the highways in place and the housing on the way, but its offices and social infrastructure are at an early stage. Prices that assume Whitefield-level convenience today are paying in advance for something that may take many years.
Rules, Taxes and Approvals Outside City Limits
Stamp duty and registration charges are set for the whole of Karnataka, so the rates in Hoskote match those in the city. Stamp duty is 5.6% including cess and surcharge on a property above Rs. 45 Lakhs, and the registration fee is 2%. What changes is the guidance value, which is notified for each village and road and is lower than in most city localities.
The bodies that approve and record a property are also different. A buyer in Hoskote deals with these:
- Building plans and layouts are approved by the local planning authority, which for some villages is the Satellite Town Ring Road Planning Authority
- Khata and property tax are handled by the municipal council in the town and by the gram panchayat in the villages
- Sale deeds are registered at the sub-registrar office that covers the village
Banks lend freely on RERA-registered apartments in the taluk, but they look closely at plots. A plot needs a layout plan approved by the planning authority, a conversion order for the land and an e-khata before most lenders will fund it.
Water, Schools and Daily Needs
Cauvery water from the BWSSB serves the city and does not extend to Hoskote. Projects in the taluk rely on borewells, supply from the local body and tankers, and the RERA record of each project states its water source. In a complex of several thousand homes, the monthly water bill and the working of the sewage treatment plant deserve the same attention as the clubhouse.
The town has local schools, clinics and markets, while the larger schools and hospitals are towards Budigere Cross and Whitefield. A family that moves in early should expect to drive for these for some years. The highway is tolled near the town, which adds to the cost of a daily trip.
Who Hoskote Suits
Hoskote suits a buyer who works in the Hoskote industrial area, in Whitefield or along Old Madras Road, and who can wait for a home to be built. It also suits a long-term buyer who wants a large township from a known developer at a lower price than the city. A person who needs to reach the Outer Ring Road or the city centre each day will find the commute long.
The cost of waiting belongs in the budget. A buyer who pays rent and pre-EMI interest together for six years should add both to the price before comparing it with a ready home. The EMI calculator shows the monthly payment for any price and loan amount.
Checks Before Booking
A short list of checks covers most of the risk in an outlying market like this one:
- Look up every phase on the Karnataka RERA portal and note the registered completion date of the tower on offer.
- Read the registered land area and unit count, and ignore larger township figures that appear only in a brochure.
- Drive from the site to the workplace at 8.30 am and back at 6.30 pm on a weekday.
- Ask for the water source in writing and the expected monthly maintenance charge.
- For a plot, see the approved layout plan, the conversion order and the e-khata.
- Compare the quoted price with the guidance value and with recent sale deeds in the same village.
