Sobha One World

Sobha One World has its address on Old Madras Road near Amanidoddakere, pincode 562114, on the Hoskote side of east Bengaluru. Old Madras Road is one of the main links from this edge of the city back toward the centre, and Hoskote has been growing along it. The developer places the project in Greater Whitefield, which tells you the job market it is aiming at.

No distances or drive times to offices, schools, hospitals or metro stations have been published, so we do not quote any. With handover set for December 2032, the roads and services around the site will also change a lot before you move in. What you see on a visit today is a starting point, not the finished picture.

Do the commute test yourself. Drive to your office from the site on a weekday morning and back in the evening. Then ask the sales team what road widening or public transport is planned along this stretch, and treat promises as plans until you see them built. A development of 3,484 homes will add its own traffic too.

Sobha One World lists seven layouts, quoted as built-up area. The price list, from smallest to largest, reads:

• 1 BHK, about 734 sq ft: Rs. 1.12 Crore onwards
• 2 BHK Lux, about 1,063 sq ft: Rs. 1.63 Crore onwards
• 2 BHK Grande, about 1,204 sq ft: Rs. 1.85 Crore onwards
• 3 BHK Lux, about 1,510 sq ft: Rs. 2.34 Crore onwards
• 3 BHK Grande, about 1,735 sq ft: Rs. 2.81 Crore onwards
• 4 BHK Luxe, about 2,096 sq ft: Rs. 3.33 Crore onwards
• 4 BHK Grande, about 2,415 sq ft: Rs. 3.86 Crore onwards

On these figures the rate runs from about Rs. 15,300 per sq ft for the 1 BHK to about Rs. 16,000 for the largest home. Carpet areas are not published, so ask for them.

Because the homes are under construction, GST is added to the price. Stamp duty and registration apply when you register. Payments are linked to construction stages. In your cost sheet, look for:

• Floor-rise and facing charges
• Parking and clubhouse fees
• Maintenance deposit
• GST, stamp duty and registration

Sobha One World does not yet show a published RERA registration number. At a launch with a 2032 handover, that is the first document to see. Ask Sobha Limited for the number covering your tower and check it on the Karnataka RERA website (rera.karnataka.gov.in). The entry lists the approved plans, the declared completion date and quarterly progress reports you can follow over the years.

Before you pay a booking amount, ask for:

• The RERA certificate for your tower or phase
• The sanctioned layout for the 48 acres and the building plan for your tower
• The commencement certificate
• Title documents and an encumbrance certificate for the land
• A draft agreement for sale with the carpet area, payment schedule and handover date

Keep your allotment letter and every payment receipt in one place. At handover, ask for the occupancy certificate before you take the keys. Then register the sale deed and have the khata moved into your name.

Sobha One World spreads 48 acres with 18 residential towers around a shared core of facilities, plus a two-level shopping street and an office block set apart from the homes. At this scale the walk from your tower to the clubhouse or the shops can differ a great deal, so ask for the layout and mark your tower on it. All images at this stage are renders as planned by the developer.

The clubhouse is the centre of the plan at 1.2 lakh sq ft. A typical morning could take in one of the gyms or health clubs, a swim in one of the pools, or a session in the yoga and activity zones. Children get play areas and a creche, and older ones the sports courts and the cycling track.

After work there are indoor games zones, mini theatres and several party areas for family occasions. A business centre gives you a desk away from home when you need one. Acres of landscaped gardens and a jogging track tie the site together. Amenity cores are often finished on a separate timeline, so ask when they will open relative to your tower.
