HSR Layout Locality Guide: Sectors, Metro Access and Buyer Checks

HSR Layout is a planned residential layout in south-east Bangalore, between Hosur Road and Sarjapur Road. This guide covers how the layout is arranged, which metro lines serve it in October 2026, what kind of homes come up for sale and the checks a buyer should run. It is written for families who plan to live in the area and for buyers comparing it with its neighbours.

Where HSR Layout Is

The name is short for Hosur Sarjapur Road Layout, after the two roads on either side of it. The Bangalore Development Authority (BDA) began developing the layout in 1985, and its pincode is 560102. The Outer Ring Road runs along the northern edge, with Central Silk Board junction at the north-western corner and Agara Lake at the north-eastern corner.

Koramangala is the next locality to the north, across the Outer Ring Road, and BTM Layout is to the west across Hosur Road. Bellandur and the Sarjapur Road office stretch begin to the east. Bommanahalli, Kudlu and Haralur Road border the layout on the south, where much of the newer apartment supply is found.

The Seven Sectors

HSR Layout is divided into seven sectors, numbered 1 to 7. Main roads run north to south and cross roads run east to west, so an address reads as a sector, a main and a cross. The wide mains, such as 27th Main, 24th Main, 19th Main and 14th Main, carry most of the shops, restaurants and offices.

The sector number matters to a buyer for two reasons. Sectors along the Outer Ring Road are closest to the Blue Line stations under construction, while sectors towards Hosur Road are closest to the Yellow Line. Streets one or two crosses inside a sector are far quieter than plots on the commercial mains, and the price of two sites of the same size differs accordingly.

Listings sometimes use the name for areas outside the BDA layout, such as Somasundarapalya, Parangipalya, Haralur and Kudlu. These pockets grew on revenue land with their own approvals and khata history. The sale deed and the khata show the true survey number or site number, so a buyer should read the address there and not in the advertisement.

Metro Access in October 2026

Three metro lines touch the layout, and each is at a different stage. Only one of them carries passengers today.

Yellow Line (open)

The Yellow Line from RV Road to Bommasandra opened in August 2025, with 16 stations over 19.15 km. Its Central Silk Board station is at the north-western corner of the layout, and the Bommanahalli, Hongasandra and Kudlu Gate stations follow along Hosur Road. A change at RV Road gives access to the Green Line towards Jayanagar and Majestic.

Blue Line (under construction)

The Blue Line runs along the Outer Ring Road from Central Silk Board to KR Pura and on to the airport. Its first three stations are Central Silk Board, HSR Layout and Agara, all on the northern edge of the layout. The Bangalore Metro Rail Corporation has moved the start of services on this section into 2027, so a purchase should not depend on an opening date.

Red Line (planned)

The Red Line from Sarjapur to Hebbal is planned with stations at Ibbalur and Agara before it turns towards Koramangala. The Karnataka cabinet approved the line in December 2024, and it awaits the approval of the central government. Work has not begun, and a buyer should treat it as a long-term plan.

Roads and Daily Travel

Most residents still travel by road. The Outer Ring Road leads east to the technology parks of Bellandur and Marathahalli. Hosur Road and its elevated expressway lead south to Electronic City, and Sarjapur Road leads to the offices and schools further south-east. Central Silk Board junction and the Agara and Ibbalur junctions are among the busiest in the city at peak hours.

A test drive at the real office hour, from the exact street, tells more than a map. The walk to the Central Silk Board station is practical from the north-western sectors and long from the eastern ones. Buyers who expect to use the metro should walk the route once, in the evening, before choosing a street.

Homes That Come Up for Sale

HSR Layout was sold as BDA sites, so its housing stock is mostly independent houses, builder floors and small apartment buildings on single plots. Large gated communities with a clubhouse are rare inside the seven sectors. They are found on the edges, towards Haralur Road, Kudlu and the stretch that agents call HSR Extension.

This shapes the search. A buyer who wants a house or a floor on a quiet street looks inside the sectors and mostly at resale property. A buyer who wants a new apartment with a pool, a gymnasium and managed maintenance looks at the edges, where the address is close to the layout and not inside it.

Checks Before Buying

A site allotted by the BDA carries a clear paper trail, and that is the layout's main legal strength. The checks below cover the points where resale purchases in the area most often run into trouble:

  • BDA papers: the allotment letter, the possession certificate and the absolute sale deed from the BDA to the first owner.
  • Title chain: every later sale deed up to the present seller, with an encumbrance certificate for the full period.
  • Khata: the e-khata in the seller's name, with the property tax paid to date.
  • Sanctioned plan: the number of floors and units built against the approved plan, since extra floors on small sites are common.
  • Occupancy certificate: for any apartment building, including small ones.
  • Land use: whether the road is zoned residential, as commercial use on residential streets is a long-running dispute in the layout.
  • Undivided share: for a flat in a small building, the share of land written in the sale deed.
  • Water: the Cauvery connection, the borewell and how often tankers are bought in summer.
  • Monsoon: how the street and the basement behaved in heavy rain, asked of neighbours and not only of the seller.

Banks lend freely on property inside the BDA layout when the plan and the khata are in order. On the revenue pockets around it, the lender's legal report decides, which is one more reason to confirm the true address early. A lawyer's title report is worth its fee on any resale purchase.

Purchase Costs

Stamp duty in Karnataka is 5% on property above Rs. 45 Lakhs, which becomes 5.6% with the cess and surcharge, and the registration fee is 2%. On a home of Rs. 1.5 Crore, that is Rs. 8.4 Lakhs of duty and Rs. 3 Lakhs of registration fee, or Rs. 11.4 Lakhs together. Both are worked out on the sale value or the guidance value, whichever is higher.

A resale purchase adds its own costs: the lawyer's fee, the khata transfer and often repairs or interiors. A loan of 80% leaves the buyer to fund the remaining 20% and all of these costs from savings. The EMI calculator shows the monthly payment and the upfront cash for any budget.

Who HSR Layout Suits

The layout suits families who want a planned neighbourhood with schools, parks, shops and hospitals within a short drive. It also suits people who work on the Outer Ring Road, on Hosur Road or in Koramangala and want a short commute. The trade-offs are high prices for the space bought, peak-hour traffic at every exit and few large gated communities.

Buyers who want more space or newer towers for the same budget usually compare it with Sarjapur Road, Haralur Road and Kudlu. The comparison is fair only when the commute, the water supply and the paperwork of each option are checked with the same care.
