Indiranagar Locality Guide: Resale Homes, Metro and Buyer Checks

Indiranagar is a planned residential area of East Bangalore, known for 100 Feet Road, CMH Road and its Purple Line metro stations. Almost every home sold here is a resale: an older flat, an independent house or a floor in a small rebuilt building. This guide covers how the area is laid out, the metro and road links, the homes on the market, the title and khata checks that old property needs, and the costs to plan for.

How Indiranagar Is Laid Out

Indiranagar was formed as a layout of the Bangalore Development Authority (BDA) in the late 1970s. It was planned with wide main roads, numbered cross roads and sites of fixed sizes. The older part is divided into the 1st Stage and the 2nd Stage, with HAL 2nd Stage and HAL 3rd Stage to the south and east.

Three roads shape daily life in the area. 100 Feet Road runs north to south and carries most of the restaurants, shops and offices. CMH Road, named after the Chinmaya Mission Hospital, crosses it in the north and carries the metro viaduct, while 80 Feet Road and 12th Main are the other busy streets.

Old Madras Road forms the northern edge and Old Airport Road the southern edge. Ulsoor is to the west, Domlur to the south-west and New Thippasandra and CV Raman Nagar to the east. The lanes behind the main roads, such as those of Defence Colony, are still largely residential and much quieter than the commercial streets.

Metro and Road Connectivity

Indiranagar was among the first parts of the city to get a metro. The first stretch of Namma Metro, from Baiyappanahalli to MG Road, opened in October 2011 and runs along CMH Road. That stretch is now part of the Purple Line, which runs from Whitefield (Kadugodi) in the east to Challaghatta in the west.

The stations that serve the area are listed below:

  • Indiranagar station on CMH Road, for the 1st Stage and the northern end of 100 Feet Road
  • Swami Vivekananda Road station, for the eastern side and Old Madras Road
  • Halasuru station, for the western side near Ulsoor
  • Baiyappanahalli station, one stop further east

The Purple Line gives a direct ride to MG Road, Majestic and the Whitefield office belt. A change at Majestic leads to the Green Line. The Yellow Line to Electronic City is reached with a second change at Rashtreeya Vidyalaya Road, and the Blue Line to the airport is under construction.

By road, 100 Feet Road meets the Inner Ring Road at Domlur, which leads to Koramangala. Old Airport Road leads to Marathahalli and the Outer Ring Road. The southern parts of HAL 2nd Stage are a long walk from the metro, so measure the distance from the door to the station for each property.

Jobs and Social Infrastructure

Indiranagar is close to several large office clusters, which is one reason demand for homes has stayed steady. Embassy Golf Links Business Park is in Domlur, off the Inner Ring Road. Bagmane Tech Park is in CV Raman Nagar, and the offices of MG Road and Ulsoor are a short metro ride away.

The area was built out decades ago, so its daily needs are already in place:

  • Hospitals: Chinmaya Mission Hospital on CMH Road, and Manipal Hospital on Old Airport Road
  • Schools: National Public School in HAL 2nd Stage and several other long-established schools
  • Shopping and dining: 100 Feet Road, CMH Road, 12th Main and 80 Feet Road
  • Open space: Ulsoor Lake to the west and the neighbourhood parks inside each stage

The same commercial activity brings traffic and parking pressure. Lanes close to 100 Feet Road and 12th Main are busy late into the evening, especially at weekends. A visit on a Friday night and again on a weekday morning shows what a particular street is really like.

What Is on the Market

Vacant land is almost gone, so large new apartment projects are rare. Most apartments for sale in Indiranagar and most houses fall into four groups. Each group needs a different kind of scrutiny.

Older apartment buildings

Many apartment buildings date from the 1990s and early 2000s. They offer the lowest entry price for the location, with larger rooms than many new flats. Lifts, plumbing, wiring and the outer walls may need work, and covered parking is often limited to one car.

Rebuilt small buildings and builder floors

Old houses are steadily replaced by buildings of four to eight flats, or by one large flat on each floor. The fittings and parking are newer, and the buyer gets an undivided share of the land with the flat. A small group of owners has to manage the lift, water and repairs without a large maintenance fund.

Independent houses

An independent house on a BDA site gives the buyer the land in full, and the land carries most of the value. The building may be 30 or 40 years old and may need rebuilding. Houses on the wider roads are priced with commercial use in mind, which pushes them well beyond the price of a house in a quiet lane.

New projects by established developers

A small number of new apartment projects come up on larger plots or on the edges of the area, towards Old Madras Road and Old Airport Road. These are the only homes here that offer a clubhouse, basement parking and RERA registration together. Supply is thin, so a buyer who wants a new gated community should also look at nearby parts of East Bangalore.

Title and Khata Checks for Resale Property

A resale home comes with its full history, and in Indiranagar that history can run to 40 years or more. A property lawyer should read the complete set of papers before any advance is paid. These are the documents to trace:

  1. The BDA allotment letter, possession certificate and absolute sale deed in favour of the first allottee
  2. Every later sale deed, gift deed, partition deed, will or release deed, in order
  3. An Encumbrance Certificate for at least 30 years
  4. The current khata and e-khata from the city corporation, in the seller's name
  5. Property tax receipts up to the current year
  6. The sanctioned building plan, and the occupancy certificate for an apartment building
  7. A no-dues letter from the owners' association, with the parking allotment in writing

For a rebuilt building, compare the floors and flats actually built with the sanctioned plan. An extra floor or a flat built in the parking level causes trouble with khata, home loans and resale. A property that is used partly as a shop or an office also needs a check on whether that use is permitted on that road.

RERA registration is not required when the land is 500 sq m or less, or when the building has eight apartments or fewer. Many small rebuilt buildings fall within one of these limits. The buyer of such a flat relies on the sale agreement and on personal checks, so the undivided share should be stated in square feet in the deed.

Prices and Costs

Indiranagar is among the costlier residential areas of the city, and asking prices are usually well above the government guidance value. Rates vary widely with the stage, the road width, the age of the building and the distance from the metro. Rent is modest against the purchase price, so the area suits buyers who plan to live in the home more than buyers who depend on rental income.

Stamp duty is 5% above Rs. 45 Lakhs, which becomes 5.6% with cess and surcharge, and the registration fee is 2%. On a home of Rs. 2 Crore, the two add up to Rs. 15.2 Lakhs. Duty is charged on the sale price or the guidance value, whichever is higher.

An older flat brings further costs that a new one does not. Legal fees, khata transfer charges, the association's transfer fee and renovation should all be in the budget. The EMI calculator shows the monthly instalment for the loan, and banks lend on old property only after their own legal and technical checks.

Who Indiranagar Suits

Indiranagar suits buyers who want an established, central address with a metro station, offices, schools and hospitals close by. It also suits buyers who want land within the city and are ready to rebuild. Limited supply has kept resale demand steady, which helps an owner who needs to sell later.

Buyers who want a large gated community with a pool and ample parking will find few choices. First-time buyers on a fixed budget get more space in newer areas further east. Investors who need the rent to cover most of the loan instalment should compare other parts of the city as well.
