Few buyers come to Indiranagar looking for a bargain; they come because they want to live on the Purple Line, close to the centre, with 100 Feet Road a short walk away. Planned in the 1970s and named after Indira Gandhi, this East zone neighbourhood has turned into one of the busiest places in Bangalore to eat, drink and shop. For anyone searching for apartments in Indiranagar, the first thing to know is that land is scarce. New homes appear only when an older house or building gives way to a new one, and prices reflect that.

Everything we list here is at the top of the market. Godrej Athena, from Godrej Properties, is under construction with 330 units of 3 BHK Luxe homes, priced from about Rs. 3.50 Cr and due from 2028. Century Regalia by Century Real Estate is also under construction, with 345 units ranging from 3 BHK luxury flats to duplex townhouses, 4 and 5 BHK residences and a 4 BHK penthouse. It starts from about Rs. 5.35 Cr, with possession from March 2029. Assetz 38 & Banyan, a small completed block of 38 homes with 3 BHK and maid's room layouts, is sold out, so watch for resale units if you want a finished home.

The Purple Line metro runs through the neighbourhood, which is the single biggest reason people pay what they do here. Check the walk from the project gate to the nearest station, since that distance shapes both daily life and resale appeal. 100 Feet Road carries most of the road traffic and much of the retail, so expect it to be busy through the evening.

Weigh the premium against what you get. Where a site is compact, check parking, setbacks and how many flats share each lift. Nightlife on the main roads is a draw for some and a noise problem for others, so visit after dark as well as in daylight. For any redevelopment project, confirm the RERA registration, the approved plan and that the title of the original plot is clean. Ask how the project will source its water and what backup power it will provide.
