JP Nagar Locality Guide: Phases, Metro Lines and Buyer Checks

JP Nagar is one of the largest planned residential areas of south Bangalore, laid out in numbered phases between Jayanagar and the southern edge of the city. A single "JP Nagar price" means little, because the phases differ in age, distance and land value. This guide explains the phases, the metro lines, the kinds of homes and the checks a buyer should make in 2026.
Where JP Nagar Is
Jayaprakash Narayan Nagar, named after the national leader, was developed by the Bangalore Development Authority from the late 1970s. It is bounded by Jayanagar to the north, Banashankari and Kanakapura Road to the west, and Bannerghatta Road to the east. BTM Layout, Arekere, Puttenahalli and Yelachenahalli are its other neighbours.
The Outer Ring Road cuts across the area from east to west. Kanakapura Road and Bannerghatta Road run north to south on either side, and 24th Main Road is the spine through the older phases. The main PIN code is 560078, with 560076 and 560062 covering the eastern and southern parts.
The Phases
The phases are numbered roughly from north to south, and they fall into three groups.
- 1st to 3rd Phase: inside the Outer Ring Road, next to Jayanagar, with wide roads, parks and the oldest houses
- 4th to 7th Phase: south of the Outer Ring Road, around Puttenahalli and Arekere, with a mix of houses and apartment complexes
- 8th and 9th Phase: further south towards Gottigere and Anjanapura, with newer layouts and more open land
The first group is a mature, central neighbourhood. The Ranga Shankara theatre, the mini forest park and long-established shops and restaurants are all in these phases. Plots rarely come up for sale, and most purchases are resale houses, builder floors or flats in small blocks.
The middle group has the widest choice of apartments, including several large gated complexes near Puttenahalli Lake and along Bannerghatta Road. The 7th Phase is typical of this group. The outer phases have newer BDA sites and private layouts, and travel to the city centre takes longer from there.
Why Prices Differ So Much
Land in the 1st Phase costs far more than land in the outer phases. The reasons are age, location and scarcity. The inner phases are close to Jayanagar, fully built and well served, while the outer phases still have vacant sites.
An average rate for "JP Nagar" on a listing site blends all of these and helps no one. A buyer should compare a home only with recent sales in the same phase, and preferably on similar roads. The type of home matters as well, since a house on a BDA site and a flat in a gated complex are priced on different measures.
Asking prices are also a poor guide to what buyers pay. Registered sale values and the guidance value for the street are available from the Karnataka registration department's Kaveri online services. These give a firmer base for negotiation than a headline about yearly price growth.
Metro Lines Serving JP Nagar
JP Nagar is among the better connected parts of south Bangalore, with two working lines and two more on the way.
- Green Line: Jayaprakash Nagar and Yelachenahalli stations on Kanakapura Road, with RV Road and Banashankari stations just to the north
- Yellow Line: open since August 2025 from RV Road to Bommasandra, with Ragigudda and Jayadeva Hospital stations on the northern edge
- Pink Line: JP Nagar 4th Phase station on Bannerghatta Road, on the elevated section that was awaiting its safety inspection in early October 2026
- Orange Line: planned from JP Nagar 4th Phase to Kempapura along the western Outer Ring Road, approved by the Union Cabinet in August 2024
The benefit depends on the phase. Homes in the western phases, near Kanakapura Road, are close to a Green Line station. Homes in the eastern phases, such as the 4th and 5th, are nearer Bannerghatta Road and will gain most from the Pink Line.
The Yellow Line links the area to Electronic City with a change at RV Road or Jayadeva Hospital. The Orange Line is at an early stage and should be treated as a long-term plan. The walking distance from the front door to the station is the figure to measure.
Daily Life
Hospitals, schools and shops are a strength of the area. Jayadeva Institute of Cardiovascular Sciences is on the northern edge, and the large private hospitals on Bannerghatta Road are within a short drive. Schools and colleges are spread across the phases, with many more in Jayanagar and Banashankari.
Shopping ranges from the older commercial streets of the inner phases to the malls on Bannerghatta Road. Parks are a feature of the BDA layout, and Puttenahalli Lake and Sarakki Lake add open space. Offices on Bannerghatta Road and in the nearby business parks give the middle phases a short commute.
Drawbacks to Weigh
Three issues come up often, and each varies from street to street.
- Traffic on the Outer Ring Road, Bannerghatta Road and at the Kanakapura Road junctions is heavy at peak hours
- Low-lying streets near the lakes and storm water drains collect water after heavy rain
- Parking is tight on the older, narrower cross roads, where houses have been rebuilt as multi-storey blocks
A reputation for the whole locality says little about one street. A visit during or just after rain, and a conversation with the neighbours, tells a buyer more than any map.
Checks Before Buying
The checks below cover both a BDA site or house and a flat.
- Identify the exact phase and compare the price only with recent registered sales in that phase
- For a BDA site, ask for the allotment letter, the absolute sale deed from the BDA and the possession certificate
- Confirm that the property has an A-khata and an e-khata, since revenue pockets between the phases often carry a B-khata
- For a flat, ask for the sanctioned plan and the occupancy certificate, and count the floors against the plan
- Obtain an encumbrance certificate for at least 15 years and the latest property tax receipt
- Measure the walk to the nearest metro station and check the road width outside the gate
- Ask residents about water supply and about flooding on that street
Stamp duty of 5.6% with cess and surcharge applies above Rs. 45 Lakhs, with registration of 2%. Both are charged on the higher of the sale value and the guidance value. Our current listings of apartments for sale in JP Nagar show what is available phase by phase.
