This large suburb, named after its temple, grew stage by stage from the 1960s onwards and has no empty tracts left. It is an old middle-class suburb whose streets and markets have long settled. It has its own commercial streets and a station on the Green Line metro. Because vacant land is rare, apartments in Banashankari come mostly from redevelopment and premium infill, not large new townships.

That scarcity shows in the prices, which start well above the southern average. Completed options include Sobha Clovelly, Sobha Heritage, Prestige Brooklyn Heights and TATA The Promont. Under construction are Sobha Royal Crest, TATA Promont Phase 2 and Vaishnavi At-One Krishna Brindavan, with possession from 2028 onwards. Gravity Aranya Villaments adds duplex and triplex villa homes for buyers who want more floor space. Most homes have three or four bedrooms, and starting prices run from about Rs. 1.56 Crore to Rs. 3.26 Crore.

The Green Line metro is the big advantage for daily travel, linking the area to the city centre without the road traffic. Its streets connect with the rest of south Bangalore, and markets, schools and clinics are already in place. You will not be waiting for a neighbourhood to form around you.

What you trade for that maturity is price and choice. With little new land, you have fewer projects to pick from, and flats cost more per square foot than in newer suburbs. Several ongoing towers are infill sites, so check how the building will fit alongside existing homes and how parking will work. Read each project's RERA registration for its committed date, and ask for the full cost sheet including parking and maintenance deposits. For older completed buildings, check the age of lifts, plumbing and the water arrangement.
