KR Puram, Mahadevapura and Hoodi Locality Guide for Home Buyers

KR Puram is the gateway to East Bangalore, the point where Old Madras Road, the Outer Ring Road, the railway and the Purple Line metro all meet. This guide covers the stretch that runs from KR Puram through Mahadevapura and Garudacharpalya to Hoodi, where Whitefield begins. It explains the pockets, the metro and rail links, the traffic, and the checks on khata and water that matter before booking.

Where the KR Puram Stretch Is

KR Puram is short for Krishnarajapuram, an old town on Old Madras Road (NH 75) with the pincode 560036. The Outer Ring Road meets the highway here at the cable-stayed bridge beside the railway station. Tin Factory junction and Benniganahalli are on the city side, and Bhattarahalli and Hoskote are further east on the same highway.

Whitefield Main Road branches off the Outer Ring Road at Mahadevapura and runs east through Garudacharpalya and Hoodi to the ITPL area. The Purple Line follows this road on a viaduct. The stretch is about 6 km from end to end, and the character of the housing changes more than once along it.

The Pockets Between KR Puram and Hoodi

Buyers often treat the road from KR Puram to Whitefield as one market. It is really a chain of four pockets, each with its own kind of housing and its own commute.

KR Puram Town and Old Madras Road

The old town is a dense area of markets, revenue layouts and independent houses around the railway station. Newer apartment projects are located along Old Madras Road, at Bhattarahalli and beyond, where larger land parcels were available. This pocket has the widest transport choice on the stretch, with trains, the metro and two major roads in one place.

The same roads make it the most congested pocket. Lanes inside the old layouts are narrow, and parking is limited in older buildings. A buyer here gains transport and a lower price than Whitefield, and should look closely at the road width and the khata of each property.

Mahadevapura

Mahadevapura is the junction of the Outer Ring Road and Whitefield Main Road. Technology parks line the ring road to the south, and the Google Ananta campus is among the offices here. The pocket is mostly commercial on the main roads, with apartment communities and older layouts behind them.

The location suits a household with one job on the Outer Ring Road and another in Whitefield, since both are a short ride away. Homes that come up for sale are largely resale flats in established communities. New launches are few because vacant land is scarce.

Garudacharpalya

Garudacharpalya grew on former industrial land along Whitefield Main Road. Large apartment communities, a major mall and office blocks replaced the factories over the past two decades. The metro station of the same name is located in the middle of this cluster.

Most homes here are in big gated communities with their own clubhouses and shops. Walking to the mall, the metro and several offices is practical, which is rare in East Bangalore. Prices reflect that convenience, and the resale market is active.

Hoodi and Seetharampalya

Hoodi is where Whitefield Main Road, ITPL Main Road and the road to Old Madras Road meet. The Hoodi and Seetharampalya stations serve the pocket, and the EPIP Zone and the International Tech Park are the next stops. From here onwards the area is counted as Whitefield.

Housing in Hoodi is a mix of mid-sized apartment projects, older village layouts and a few high-rise towers on the main road. The side roads are narrow in places and flood in heavy rain at some low points. A visit after a spell of rain shows more than a brochure does.

Metro, Rail and Roads

Transport is the main reason to consider this stretch, and most of it is already working. The section below separates what is open from what is under construction or only proposed.

What Is Open

The Purple Line between KR Pura and Whitefield (Kadugodi) opened on 25 March 2023. The link from Baiyappanahalli to KR Pura followed on 9 October 2023 and connected the stretch to MG Road, Majestic and the west of the city. The stations on this stretch, from the city outwards, are:

  • Benniganahalli, at Tin Factory
  • KR Pura, beside the railway station
  • Singayyanapalya, at Mahadevapura
  • Garudacharpalya
  • Hoodi
  • Seetharampalya

Krishnarajapuram railway station is on the main line to Chennai, and many long-distance and commuter trains halt here. Old Madras Road leads to Hoskote and the Outer Ring Road leads to Hebbal in one direction and Marathahalli in the other.

What Is Under Construction or Proposed

The Blue Line will make KR Pura an interchange station. Its first section runs along the Outer Ring Road from Central Silk Board to KR Pura, and the second continues to the airport through Hebbal. Both are under construction, and the Bangalore Metro Rail Corporation has moved the start of services on the first section into 2027.

A suburban rail corridor from Heelalige to Rajanukunte is also under construction, with a stop planned at Benniganahalli. A metro extension from KR Pura towards Hoskote is at the study stage only. A home should be priced on the lines that run today, with the others seen as a later gain.

Traffic and the Daily Commute

The junctions at Tin Factory, KR Puram bridge and Mahadevapura are among the slowest in the city at office time. Traffic from the ring road, the highway and Whitefield Main Road merges within a short distance. Metro construction on the Outer Ring Road has narrowed the carriageway for several years.

A home within walking distance of a Purple Line station avoids most of this for trips to Whitefield or the city centre. A home 2 km inside a layout depends on the same junctions every day. The walk to the station, and the drive to the workplace at peak hours, should both be tried before a booking amount is paid.

Checks Before Booking

KR Puram and Mahadevapura were separate city municipal councils until they were merged into the Bangalore city corporation in 2007. Many older layouts were formed on revenue land before that date, so the paperwork varies from one street to the next. These are the checks that matter most on this stretch:

  • The khata type and the e-khata record, since banks prefer A khata property
  • The sanctioned plan and the occupancy certificate for an apartment building
  • The encumbrance certificate for the full period of the title
  • The RERA registration of a project under construction, verified on the Karnataka RERA portal
  • The water supply, whether Cauvery water, borewells or tankers, and the monthly cost
  • The distance from storm water drains and lakes, and the flooding record of the street
  • The noise level, for a flat that faces the railway line, the viaduct or the ring road

Stamp duty in Karnataka is 5% on a property above Rs. 45 Lakhs, which becomes 5.6% with cess and surcharge. Registration adds 2%. A resale flat carries no GST, while a flat under construction does.

Who This Stretch Suits

The stretch suits households that work in Whitefield, on the eastern Outer Ring Road or in the city centre and want to travel by metro. It also suits families who use the railway often, and buyers who prefer an established community with shops and schools already in place. Resale buyers find a wide choice, which also helps at the time of sale.

The fit is weaker for a buyer who wants a new launch on a large site, since most new supply has moved east to Whitefield, Budigere Cross and Hoskote. It is also weaker for a household that will drive through Tin Factory twice a day. Prices here already reflect the metro, so the gain is in daily convenience more than in a sudden rise in value.
