Puravankara, the Bangalore-based listed developer behind the Purva and Provident brands, announced its results for the financial year 2025-26 on 19 May 2026. Home sales for the year were Rs. 7,407 Crore, the highest in the company's history and 55% above the previous year. This article sets out the figures, separates the rise in price from the rise in homes sold, and explains what a home buyer in Bangalore should take from them.

The FY26 Figures in Brief

The results cover the twelve months to 31 March 2026. The main figures for the year are listed below:

  • Sales value: Rs. 7,407 Crore, up 55% from Rs. 4,783 Crore in the previous year
  • Area sold: 7.25 million sq ft, up 28% from 5.67 million sq ft
  • Average price: Rs. 10,213 per sq ft, up 21% from Rs. 8,436 per sq ft
  • Collections from customers: Rs. 4,258 Crore, up 15% from Rs. 3,711 Crore
  • Total revenue: Rs. 3,846 Crore
  • Profit after tax: Rs. 58 Crore
  • Homes handed over: 3,747
  • Net debt: Rs. 2,321 Crore on 31 March 2026

The January to March 2026 quarter carried almost half of the year. Sales in that quarter were Rs. 3,547 Crore, up 190% from Rs. 1,225 Crore a year earlier, on 3.01 million sq ft sold. The average price in the quarter was Rs. 11,787 per sq ft, and profit after tax was Rs. 111 Crore on revenue of Rs. 1,541 Crore.

Price Rise and Volume Rise Are Two Different Things

The 55% rise in sales value is made of two parts. The area sold grew by 28%, and the average price per sq ft grew by 21%. A large share of the record therefore came from homes selling at a higher price, and the rest from more homes being sold.

For a buyer, the price part matters most. An average of Rs. 10,213 per sq ft across the year, and Rs. 11,787 per sq ft in the last quarter, shows that the newer launches are priced above the older stock. The company average covers every city and every brand, so the rate for a given tower in Bangalore will differ from it. The cost sheet for the exact home is the figure to work with.

Where Bangalore Fits In

Two of the three new projects launched in the last quarter of the year are in Bangalore. Purva Northern Lights is in the aerospace park area of North Bangalore, and Purva Silver Sky is at Hebbagodi, near Electronic City in the south. The third, Purva Estrella, is in Mumbai. Launches for the whole year came to 6.39 million sq ft, including new phases of existing projects.

The company also added land during the year. New projects with a combined area of 13.6 million sq ft and an estimated sales value of Rs. 15,200 Crore were signed in Bangalore and Mumbai. The largest Bangalore addition was a 53.5-acre parcel in Anekal taluk, in the south of the city.

Cash, Debt and Collections

Sales are bookings, and collections are the money that customers have paid. Collections of Rs. 4,258 Crore against sales of Rs. 7,407 Crore is a normal gap, because buyers pay in stages as construction moves ahead. Collections grew by 15% in a year when sales grew by 55%, which reflects how much of the selling happened in the final quarter.

Revenue and profit follow a slower clock than sales. A developer records revenue from a home when the project is completed and handed over, so a year of record bookings shows up in the accounts later. This is why profit for the year was Rs. 58 Crore while sales were at a record.

Puravankara carries debt, unlike a few of its listed peers. Net debt was Rs. 2,321 Crore at the end of March 2026, after a reduction of Rs. 160 Crore in the last quarter. The ratio of net debt to equity was 1.31. Land purchases and new launches both need money before the sales come in, so this is a figure to follow from quarter to quarter.

What Followed in FY27

With the results, the company set a sales target of Rs. 11,200 Crore for 2026-27. It planned launches of 21.02 million sq ft over the following 12 to 15 months. Both figures point to a larger number of new projects and phases than in any earlier year.

The results for the April to June 2026 quarter were announced on 14 August 2026. The figures are listed below:

  • Sales value: Rs. 1,439 Crore, up 28% on the same quarter a year earlier
  • Area sold: 1.36 million sq ft, across 1,017 homes
  • Average price: Rs. 10,589 per sq ft, up 18%
  • Collections: Rs. 1,199 Crore, up 40%
  • Profit after tax: Rs. 25 Crore, against a loss in the same quarter a year earlier
  • Homes handed over: 745
  • Net debt: Rs. 2,836 Crore at the end of June 2026

Four land deals in Bangalore were signed in the same quarter, covering 41.93 acres with an estimated sales value of Rs. 5,200 Crore. The parcels are at Mandur, Doddagubbi, Sarjapura and Sanna Ammanikere. The company kept its sales target for the year unchanged.

What the Results Mean for Bangalore Home Buyers

Company results describe the developer, and a home purchase depends on one project. The points below are the practical reading for a buyer:

  • Demand for the brand is strong, so prices at new launches are likely to stay firm
  • A 21% rise in the average price in one year shows the launch mix moving to larger and costlier homes
  • A long list of planned launches means more choice across the north, east and south of the city over the next two years
  • Several of the new land parcels are on the edge of the city, where roads, water and transport links need a separate check
  • Large parcels are built in phases, and the later phases open only as the earlier ones sell
  • Rising collections show that money is reaching the sites, while the level of debt is a reason to read each project's progress closely

A land deal is the first step in a long process. Approvals, RERA registration and the launch follow over months or years, and a project may be sold under a codename before its final name is announced. Under the RERA Act, a project cannot be advertised or booked before it is registered. The registration number is therefore the first thing to ask for at any pre-launch.

Checks Before Booking a Puravankara Home

Record sales are a good sign for the company, and the project papers decide the purchase. These checks apply to any Purva or Provident project in Bangalore:

  • Search the project name on the Karnataka RERA portal and note the registration number, the promoter and the completion date
  • Confirm which phase and tower the home belongs to, since large projects are registered in parts
  • Read the latest quarterly progress report for that tower
  • Ask for a full cost sheet with GST, deposits, club charges, car park and floor rise
  • Compare the rate per sq ft on carpet area with other projects on the same road
  • Read the clauses on the possession date and on compensation for delay
  • Confirm that every payment goes to the RERA-designated project account

Stamp duty of 5.6% and a registration fee of 2% are paid on top of the price for a home above Rs. 45 Lakhs. Our EMI calculator shows the monthly instalment and the upfront cash for any budget. We can share the current price lists and availability for Puravankara projects across the city on request.
