Sobha Limited, the Bangalore-based listed developer, announced its results for the financial year 2025-26 on 4 May 2026. Home sales for the year were about Rs. 8,136 Crore, the highest in the company's history, and the balance sheet ended the year with more cash than debt. This article sets out the figures, shows what followed in the first quarter of 2026-27 and explains what a home buyer in Bangalore should take from them.

The FY26 Figures in Brief

The results cover the twelve months to 31 March 2026. The main figures for the year are listed below:

  • Sales value: about Rs. 8,136 Crore, up 30% from about Rs. 6,277 Crore in the previous year
  • Area sold: 5.54 million sq ft, at an average price of Rs. 14,675 per sq ft, up 9%
  • Collections from customers and other operations: about Rs. 7,798 Crore
  • Revenue: about Rs. 5,384 Crore, up about 29%
  • Profit after tax: about Rs. 193 Crore, up 104%
  • Homes completed: 3,188, with a saleable area of 5.40 million sq ft
  • New launches: 6.01 million sq ft across nine projects in six cities

The January to March 2026 quarter added sales of about Rs. 2,039 Crore, with Bangalore contributing a little over half. Revenue for the quarter was about Rs. 2,030 Crore and profit after tax was about Rs. 92 Crore. The board also recommended a dividend of Rs. 6 per share for the year.

How Much of It Came From Bangalore

Bangalore remains the company's home market by a wide margin. Sales in the city were about Rs. 4,478 Crore in FY26, or 55% of the total, and the best the company has recorded here. The National Capital Region followed with about Rs. 2,455 Crore, or 30%, and Kerala added about Rs. 808 Crore.

One of the launches in the last quarter was in the city. Sobha Altair, on 3.31 acres next to Sobha Royal Pavilion in East Bangalore, has 207 homes of three and four bedrooms. The other two launches of the quarter were in Thiruvananthapuram and Greater Noida.

Cash, Debt and Collections

For a buyer of a home under construction, the cash position of the developer matters more than the profit line. Sobha ended March 2026 with a cash balance of about Rs. 1,802 Crore against gross debt of about Rs. 1,002 Crore. Cash exceeded debt by about Rs. 800 Crore, which is unusual among large listed developers.

Net cash flow from operations for the year was about Rs. 1,637 Crore. Collections show that customers are paying their instalments and that money is reaching the sites. A developer with surplus cash is less exposed to a rise in interest rates or a slow quarter of sales.

Revenue follows a slower clock than sales, because a developer records revenue from a home as the project is completed and handed over. Sales already made but still to be recorded as revenue were about Rs. 18,647 Crore at the end of March 2026. That backlog represents homes that the company has sold and still has to build and deliver.

What Followed in FY27

The company planned to launch about 10 million sq ft in 2026-27, out of a pipeline of 20.67 million sq ft at various stages of design and approval. The cities named for the year were Bangalore, Gurgaon, Hyderabad, Thrissur and Pune. The largest single launch was its township at Hoskote, with an expected sales value of about Rs. 7,000 Crore.

That launch came in the April to June 2026 quarter. Sobha One World is a 47.4-acre residential project in East Bangalore with 3,484 homes across 5.39 million sq ft. The first phase released 2,249 homes. Sobha Sacred Grove, a 26-acre layout of 388 plots in Chikka Tirupathi, was launched in the same quarter.

The results for the quarter, announced on 20 July 2026, set another record. The figures are listed below:

  • Sales value: about Rs. 3,656 Crore, up 76% on the same quarter a year earlier
  • Bangalore sales: about Rs. 2,067 Crore, or 56.5% of the total
  • Homes and plots sold: 1,432
  • Average price: Rs. 15,655 per sq ft
  • Collections: about Rs. 1,924 Crore
  • Cash in excess of debt: about Rs. 659 Crore at the end of June 2026

What the Results Mean for Bangalore Home Buyers

Strong company results lower one risk and leave the others in place. The points below are the practical reading for a buyer:

  • Funding risk is lower with a developer that holds more cash than debt and collects steadily from customers
  • Prices at new launches are likely to stay firm, since the average price rose 9% in a year of record sales
  • Choice is widening in the east of the city, where the Hoskote township adds homes across several towers and phases
  • Possession at a large township is several years away, and later phases open only as earlier ones sell
  • Each project is still its own case, with its own land, approvals, bank account and completion date

A large backlog of sold homes has two sides. It gives the company clear income for the coming years, and it also sets a heavy construction workload. The quarterly progress reports on the Karnataka RERA portal show whether a given tower is keeping to its schedule.

Sobha makes its own concrete products, glazing, metal work and interiors, and this is the base of its claim on finish quality. A visit to a Sobha community that was handed over a few years ago is a fair test of that claim. The condition of the lobbies, lifts, paint and joinery after some years of use says more than a sample flat.

Checks Before Booking a Sobha Home

A sound balance sheet is a good start, and the project papers finish the job. These checks apply to any Sobha project in Bangalore:

  • Search the project name on the Karnataka RERA portal and note the registration number and the completion date
  • Confirm which phase and tower the home belongs to, since large projects are registered and released in parts
  • Read the latest quarterly progress report for that tower
  • Match the carpet area and the car park in the agreement with the unit list on the portal
  • Ask for a full cost sheet, with GST, deposits, club charges and floor rise
  • Read the clauses on the possession date and on compensation for delay
  • Confirm that every payment goes to the RERA-designated project account

Stamp duty of 5.6% and a registration fee of 2% are paid on top of the price for a home above Rs. 45 Lakhs. The monthly instalment and the upfront cash for any budget are worth working out before the site visit. We can share the current price lists and availability for Sobha projects across the city on request.
