If you want land to build your own home in east Bangalore, Cornerstone Properties has a finished option at Varthur. Cornerstone Campan Valley is the builder's project in our records, and it is a completed villa-plot layout rather than an apartment block.

Campan Valley was handed over in July 2015. It covers about 46.5 acres with 329 sites, and prices in our records start at about Rs. 96 Lakhs. After more than a decade, many plots will already carry homes, so you can see what the neighbourhood has become before you buy.

Buying a plot in an older layout is mostly a paperwork exercise. Ask for the approved layout plan, the sale deed chain for your site, and the khata in the seller's name. Check that property tax is paid up to date and get a no-dues letter from the residents' association, if there is one.

Then look at the practical side. Confirm that roads, water lines, drainage and power reach the plot, and ask neighbours about water supply through the year. If you plan to build, check the setback and height rules that apply to your site before you agree a price.
