In a city market, the nearest office park sets the price. In Goa, distance to the coast, the view and the rental appeal matter far more.

Goa is the smallest state in India by area, a strip of coast cut by rivers and marked by houses from the Portuguese era. Tourism is its main industry. The north and south coasts draw different visitors and move at different speeds, so it helps to treat them almost as separate markets. New homes appear in scattered pockets rather than in large clusters, and the coastline, not any business district, sets the premium.

Prices run from about Rs. 45.88 Lakhs to Rs. 1.17 Crore, and it is close to Dabolim International Airport. At Dona Paula, Prestige Ocean Crest is a completed building of 106 homes on 2 acres, mainly 3 BHK with a maid's room, from about Rs. 1.85 Crore.

How to shortlist a home in Goa

Decide first how you will use the flat. If it is for your own holidays, pick the part of the coast you enjoy most and check how long the drive to the beach really is. If it is for rent, ask who will manage bookings, cleaning and repairs while you are away. Large townships often have staff who can help, while small buildings may not.

Next, look at running costs. A sea-facing flat in a humid climate needs regular upkeep, and salt air is hard on paint, metal and appliances. Ask what the monthly maintenance covers and how often the building is repainted. Check how water is supplied during the peak tourist season, when demand rises.

Finally, compare prices on a fair basis. Ask for the carpet area of each unit, then work out the price per square foot. A lower headline price in a large township can still cost more per square foot than a smaller building nearby.

Paperwork to check

Projects in Goa that are still selling new units must be registered with Goa RERA. The record shows the approved plan and the promised completion date. For a completed building, ask for the occupancy certificate and details of the residents' society.

Land that has passed through many owners can carry a long paper trail. Ask for the full title chain and have a local lawyer review it. If you plan to rent the flat to tourists, ask whether the society allows short stays and what licence may be needed. If you live outside India, confirm the rules that apply to you before you pay.
