Legal Status of the Property
The 3-acre Chandivali land parcel has been secured by Godrej Properties, confirmed through a regulatory filing in February 2021. The project has clear legal standing, with Maharashtra RERA registration granted on 8 September 2021 under P51800028364.
Approvals and Sanctions
The building plan is sanctioned by the Municipal Corporation of Greater Mumbai under plan number MC/GM/TP/2021/104, approved on 12 August 2021, with an FSI of 2.50 across 12,828 sq m of land. The project is registered with Maharashtra RERA. The land is held on clear freehold title issued by the Revenue Department, and is owned outright by Godrej Properties Limited by sale, with no joint development agreement.
Home Loan Support
The sales team assists buyers with home loan guidance. With the project RERA registered, banks can process sanction and disbursement against the registered project record.
Documentation
Buyers receive the project documents at the appropriate stages, from the sale agreement at booking to the registration documents on handover. The approved plan and RERA registration are on public record and can be verified on the MahaRERA portal.

Godrej Urban Park is RERA registered for the project, with its launch on 15 January 2021. Construction starts on 10 February 2021, in line with the RERA schedule for foundation work. Godrej Properties owns the 3-acre land parcel outright.
