Ask for the occupancy certificate of your specific tower and match it to the reference you are given. Check the RERA registration used for the phase, and whether the flat is new stock or a resale. For a flat inside a mixed-use campus, ask how maintenance is shared between the homes and the offices, and what the monthly charge covers. Also ask which facilities inside the campus are open to residents, and which are shared with office users or the public.
