If you want a very large apartment in Hyderabad, Raghava Projects offers Raghava IRIS in Gachibowli. Every home there is a four bedroom apartment with a TV lounge and a maid's room. The listed starting price is about Rs. 7.13 Crore, and the project is under construction with possession from September 2028 onwards.

The firm is based in Hyderabad and builds homes in the city. IRIS is planned for 520 units, so even at this price level it is a sizeable community rather than a handful of standalone homes. It has not been handed over yet, which means you will be buying on the strength of the plan, the brochure and the progress you can see on site.

At this ticket size, the paperwork deserves extra care. Confirm the RERA registration for your tower and check that the promised completion date matches your agreement. Ask for the carpet area in writing, separate from the super built-up figure, and work out the real rate per square foot. Request a full cost sheet covering parking, club, corpus fund, GST and registration.

IRIS suits a large or multi-generation household that wants room for live-in help and a separate family lounge. It also suits a buyer upgrading from a smaller flat nearby who can wait for delivery. It is not built for first-time buyers or those watching their budget.
