How to shortlist a home in Ahmedabad
Start with your daily travel, not the listing photos. Because supply is spread across the city, two projects at the same price can mean very different commutes. Mark your office, your children's school and the family members you visit most, then look for homes that fall sensibly between them. Test each route at the hour you would actually drive it.
Next, decide between a ready home and one still being built. A completed flat lets you move in soon and removes the risk of delay. An under-construction flat may cost less at booking, but you pay rent or EMI while you wait. Compare the total cost, including the months you would spend waiting.
Finally, compare prices on the same basis. Ask each builder for the carpet area of the unit, not only the super built-up figure. Then work out the price per square foot of carpet area. This is the fairest way to compare a large township with a smaller building nearby.
Paperwork before you pay
In Gujarat, new projects must be registered with GujRERA, and the registration record shows the approved plan and promised completion date. Check it for any project that is still selling new units. For a completed building, ask for the building use permission, often called the BU permission, which confirms the structure may be occupied.
Ask for the title documents and a copy of the approved plan. If you are taking a home loan, the bank's legal check is useful, but it is not a replacement for your own review. Confirm the stamp duty and registration charges in advance, along with maintenance deposits, parking charges and any club fees. Read the sale agreement closely for the handover terms and the defect liability period. When everything matches, you can book with confidence.
