Godrej Green Glades

Godrej Green Glades has its address at Jagatpur, in the Garden City area off the Sarkhej-Gandhinagar highway, with Nirma University right next door. The pincode is 382481. The highway is the main artery for anyone heading into Ahmedabad or up towards Gandhinagar, so most trips will start by joining it.

The developer has not published distances to offices, stations, schools or hospitals, so none are quoted here. Plan your own tests instead. Drive to your workplace at your usual hour, and make the return trip in the evening.

If you have children, time the morning school run too. Check the nearest pharmacy, grocer and clinic, and see which daily needs the retail spaces inside the campus can cover.

A finished project lets you judge the area as it is rather than as a brochure imagined it. Walk around the gate at peak hour to see how traffic enters and leaves. Towers nearer the highway will hear more of it, so stand on a balcony in the tower you prefer. Residents will also tell you how easy it is to find an auto or a cab late in the evening.

Godrej Green Glades has four plans on offer. The two-bedroom Ultra measures 625 sq ft and the two-bedroom Super Max 633 sq ft, both listed at Rs. 47 Lakhs to Rs. 53 Lakhs. The three-bedroom Spacious measures 888 sq ft and is listed at Rs. 78 Lakhs to Rs. 85 Lakhs. The three-bedroom Luxury measures 1,134 sq ft and runs from Rs. 95 Lakhs to Rs. 1.05 Crore.

Whether these figures are carpet or built-up area has not been stated clearly, so ask. At the entry price, the rate comes to near Rs. 7,500 a sq ft. Within each band, floor and facing set the price, with higher and garden-facing flats usually costing more.

On a finished home there is no GST. Stamp duty and registration are payable in Gujarat. As the flat is ready, expect to pay most of the price at or near booking. Ask for a cost sheet that shows:

• Base price and whether the area is carpet or built-up
• Floor and facing premium
• Car parking charge
• Clubhouse fee and maintenance deposit
• Stamp duty and registration
• Any association transfer fee on a resale

Godrej Green Glades has no RERA registration number published. Ask Godrej Properties for it, then check it on the Gujarat RERA website (GujRERA). The entry will show the approved plans and the declared completion date for each phase.

As the homes are complete, your checks centre on completion and title. Before you pay, ask for:

• The occupancy certificate for your tower
• The approved building plan showing your flat
• Title documents and an encumbrance search on the land
• Latest property tax receipt for the unit
• A draft sale deed with the area and price filled in

If you are buying from an owner rather than the developer, add the seller's registered sale deed, a no-dues letter from the association and, if the flat was mortgaged, the bank's loan closure letter. A local lawyer should read all of these before you sign.

At handover, register the sale deed in your name and pay the stamp duty. Then transfer the property tax records, the power connection and the association membership to yourself. Keep every receipt for your file.

Godrej Green Glades has seven 22-storey towers on 25 acres, with 772 homes between them. That leaves plenty of ground for gardens and play areas, though the open-space share has not been published. Ask for the site plan and see how far your tower is from the clubhouse, the pool and the main gate.

A morning could start on the jogging track or in the yoga and activities area. The gym is there for a quick workout before work. When the day heats up, the pool is the place to be, and the games room covers the long afternoons indoors.

Children have a play area of their own and outdoor courts for older kids. Retail spaces inside the campus mean small errands can be run on foot. Weekend evenings might go to a film in the mini theatre, or a gathering in the party area.

The landscaped gardens tie the towers together. Since families have lived here since late 2022, judge the upkeep of these spaces as they are today. Ask the association about the current maintenance charge, what it covers and how the reserve fund is managed.
