If you have wondered whether new flats in Shivaji Nagar exist at all, the short answer is yes, but only a few. This is the old Cantonment in the Central zone of Bangalore, with Russell Market inside it and Commercial Street close by. It is dense, busy and historic, home to one of the city's main bus terminals, and very little of it was built for new housing.
Any new residential building here replaces an older one, so supply comes in single projects rather than townships. That puts Shivaji Nagar firmly at the premium end, where you pay for the address and the history rather than for open space.
Getting around is simple in one sense: you are in the middle of the city, with a major bus terminal on hand. Commercial Street and the Cantonment's markets are within the neighbourhood, so shopping and daily errands need little travel. For anyone who works in the centre, that can mean leaving the car at home on most days. The flip side is that traffic around these streets is heavy for much of the day.
Think through the trade-offs before you buy. A small plot in a crowded area means limited open space, few shared amenities and parking that needs checking. Visit at different times to judge noise and congestion around the markets and the bus terminal. On a redeveloped site, ask for the occupancy certificate and a clear title history, and confirm the approved plan matches the building. With few owners sharing costs, maintenance can be high, so ask for current figures. Resale buyers for homes at this price are a narrow group, which can slow an exit.
