Properties in Richmond Road

If you want a home inside the old core of the city, Richmond Road is one of the few addresses where new flats still appear. The road links Residency Road with Hosur Road in the Central zone of Bangalore. Offices, schools, hospitals and older family homes line it, and buyers come for the address and the short daily trips it allows.

Housing here means apartments, and the buildings are small by suburban standards. Century Renata stands on 1.14 acres, with possession from March 2019. It offers three-bedroom homes, some with a garden or terrace, and four-bedroom duplexes, with prices listed from about Rs. 6.73 Crore. SOBHA 25 Richmond is smaller again: seven residences on 0.17 acres, split between three-bedroom flats and penthouses. Both are completed, so you are buying remaining stock or a resale unit, not a construction schedule. Expect large floor plates and few homes per floor, which suits buyers who value privacy over a long amenity list.

For getting around, Residency Road at one end and Hosur Road at the other are the routes that matter. The central business district is part of the everyday map here, which is why prices land near the top of what the city charges. If your office is in the centre, the case for this road is time saved every day.

The trade-off is scarcity. There is almost no open land left, so every new tower replaces an older building and launches are rare. Ticket sizes are high even for three bedrooms. Visit at peak hours to judge traffic, parking and visitor access on a busy central street. On any redeveloped plot, trace the title chain, ask for the occupancy certificate, and check that the approved plan matches what was built. In a building with few owners, maintenance costs are shared among fewer people, so ask for the current charges.
