Amberstone Ventara in Sarjapura Road

Amberstone Vectra is a new launch apartment project at Chambenahalli village, off Sarjapura Road in East Bangalore. This guide covers what a buyer should weigh before booking: the location, the two towers and their 2 and 3 BHK homes, the RERA registration, the July 2032 completion date and the checks to run first.

The Project at a Glance

The project was registered with Karnataka RERA in July 2026 as a residential development of 306 apartments. The homes are spread across two towers on about 3.8 acres, with six apartments on each floor. Two-thirds of the homes are 3 BHK and the rest are 2 BHK.

The main facts for a quick read are these:

  • Registered promoter: Amberstone Ventures
  • Address: Survey Nos. 133/2, 133/3, 134/2 and 134/3, Chambenahalli, Sarjapura Hobli, Anekal Taluk, Bangalore 562125
  • Land: 3 acres 30.11 guntas, or 15,245 sq m
  • Towers: Block A with 26 floors and 156 homes, Block B with 25 floors and 150 homes
  • Home types: 102 two-bedroom and 204 three-bedroom apartments
  • Parking: 301 covered and 36 open spaces
  • RERA number: PRM/KA/RERA/1251/308/PR/230726/008835
  • Registered completion date: 31 July 2032

Who the Project Suits

Amberstone Vectra suits buyers who want a 2 BHK or a compact 3 BHK on the Sarjapura Road side and can wait close to six years for the keys. Six homes to a floor keeps the corridors short and the lift load moderate for towers of this height. The project also suits buyers who like the area but find a large 3 or 4 BHK beyond their budget.

A family that needs to move within two or three years should look at ready or near-ready projects. The same applies to buyers who want an address on the main road, since Chambenahalli is an interior village reached by local roads.

Location and Connectivity

Chambenahalli is in Sarjapura Hobli of Anekal Taluk, on the outer stretch of the Sarjapura Road corridor near Dommasandra. The site has an existing 12 m wide road on its eastern side. From there, local roads lead to Sarjapura Road, which is the main route towards Carmelaram, the Outer Ring Road and the offices of Bellandur.

A metro line along Sarjapura Road is planned as part of Namma Metro Phase 3A. Until it is built, daily travel depends on the road, and a peak-hour drive to the office in both directions is the best test. Our Sarjapura Road locality page covers the corridor, its schools and its office hubs.

Towers and Homes

The two towers are built over two basement levels. Block A rises 26 floors above the ground level and reaches a height of 83 m, and Block B has 25 floors. The buildings cover only about 12% of the land at ground level, which leaves the rest for driveways, landscaping and amenities.

The 3 BHK homes come in two groups of layouts, a smaller one and a larger one. The registered carpet areas are as follows:

Home TypeNumber of HomesRERA Carpet Area (sq ft)
2 BHK102about 683 to 726
3 BHK204about 910 to 918, and about 1,040 to 1,062

Carpet area is the usable floor space inside the walls of the apartment, and it is the figure the sale agreement must state. Marketing material usually quotes a larger saleable area that adds walls, balconies and a share of common spaces. Comparing two projects on carpet area and on the price per sq ft of carpet area gives a fairer picture than comparing saleable sizes.

Prices and the Full Cost

Ask the developer for the current unit-wise price list of Amberstone Vectra, with the floor rise and the payment schedule. The base price is only part of the budget, and a cost sheet for the chosen unit should list these charges:

  • Base price and the area it is charged on
  • Floor rise and facing premiums
  • Car parking and the number of bays included
  • Clubhouse membership and the maintenance deposit
  • Electricity, water and sewage connection charges
  • GST, at 5% on an under-construction home
  • Stamp duty of 5% plus cess and surcharge (5.6% in all), and registration at 2%

Any payment scheme offered at launch, such as a deferred EMI plan, should be written into the agreement with its end date and its cost. The EMI calculator turns the final amount into a monthly loan payment for budgeting.

RERA Registration and Timeline

The Amberstone Vectra RERA registration number is PRM/KA/RERA/1251/308/PR/230726/008835, granted by Karnataka RERA on 23 July 2026. The building plan was approved by the Anekal Planning Authority on 10 July 2026. The number, the promoter details and the quarterly progress reports can be checked on the Karnataka RERA portal.

The registered schedule starts on 1 September 2026 and ends on 31 July 2032. Construction is therefore at its earliest stage, and buyers are paying for a home that is close to six years away. The completion date in the sale agreement should match the registered date, and the delay interest clause deserves a careful read.

About the Developer

Amberstone Vectra comes from the same group as Amberstone Properties, a Bangalore developer with a strong presence in JP Nagar. The group is also building Amberstone Ventara, a four-tower project of 3 and 4 BHK homes in the same village. A visit to the Ventara site shows the pace and quality of the group's construction on a live project close by.

Checks Before Booking

A new launch with a 2032 completion date needs careful paperwork before the first payment. These are the checks that matter most:

  • Match the RERA number, the promoter and the completion date on the Karnataka RERA portal
  • Get the carpet area, balcony area and undivided land share of the chosen unit in writing
  • Check the sanctioned plan for the number of floors, the tower positions and the amenities
  • Have a lawyer check the title for the four survey numbers and a current encumbrance certificate
  • Read the completion date, the delay interest and the refund terms in the draft agreement
  • Tie every payment to a certified stage of construction
  • Visit the site and drive the approach road at peak hour

Ask the developer for the latest price list and the units open in each tower of Amberstone Vectra. Other options nearby are on our page of apartments for sale in Sarjapura Road.
