Buying from Amberstone Properties in Bangalore means choosing between two parts of the city. In the south, the developer is building apartments in JP Nagar. In the south-east, it has a larger project on Sarjapura Road. Everything on this page is an apartment, from two-bedroom flats to four-bedroom homes, and none of it is finished yet.

Amberstone is a young Bengaluru firm, with 2023 given as its founding year. In JP Nagar it has Amberstone Codename Lake One, on about 2.2 acres with possession from late 2028, and Codename Pride of JP Nagar, a pre-launch on a similar parcel. On Sarjapura Road, Amberstone Ventara covers about 8 acres with three- and four-bedroom homes and possession from 2030. With no completed project listed here, you cannot yet judge handover quality from a finished tower.

That puts the weight on documents. Ask for the RERA registration of the exact project and phase, and do not pay beyond a refundable token on a pre-launch that is not yet registered. Compare the completion date on the RERA record with your agreement, and ask how delay compensation works. Codename projects can change name and specification before launch, so get the final floor plan and carpet area in writing. Ask for a cost sheet that lists parking, club, maintenance deposit and GST separately.

Listed prices start at about Rs. 1.1 Crore in JP Nagar and go past Rs. 1.5 Crore at Ventara. The JP Nagar projects suit families who want a two- or three-bedroom home in an established southern neighbourhood. Ventara, with larger homes on a bigger site, suits buyers moving up in size who can wait until 2030.
