Arvind Greatlands in Devanahalli: Buyer's Guide (October 2026)

Arvind Greatlands is a 42.65-acre plotted development by Arvind Smartspaces in Lingadeeragollahalli, Devanahalli, North Bangalore. The layout is complete and its plots are released for registration. This guide covers what a buyer should know first: the location, the plot sizes and prices, the approvals, the amenities and the checks to run before buying.
Who Arvind Greatlands Suits
The project is for buyers who want a finished, approved plot near the airport and plan to build their own villa. Because the roads, water lines, cabling and drainage are already in place, an owner can move to the building plan stage soon after registration. That sets it apart from plotted layouts that are still under development.
It suits families planning a home in the airport corridor and owners who prefer land with clear approvals over an apartment. The cost of building the villa is a separate budget, and it is worth planning both together from the start.
Location and Connectivity
The layout is located on Adarsh College Road, also called Chaparakal Road, in Lingadeeragollahalli village, Kundana Hobli, Devanahalli Taluk, Bengaluru Rural District, pincode 562110. It is west of Devanahalli town and the airport, on the side of the taluk that faces Doddaballapur.
Road distances from Arvind Greatlands to the main points nearby are listed below:
- Kempegowda International Airport: about 19 km, around 20 minutes outside peak hours
- KIADB Aerospace Park: about 9 km
- Devanahalli town and Doddaballapur: about 17 km each
- Yelahanka New Town: about 21 km
- Hebbal: about 28 km
- Manyata Tech Park: about 30 km
The airport metro line along Bellary Road is under construction, and the Satellite Town Ring Road is also being built. Schools in the wider area include Stonehill International School, Delhi Public School and Vidyashilp Academy. More on the taluk is on the Devanahalli locality page.
Plot Sizes and the Layout
The layout holds 612 residential villa plots in four standard sizes, along with a set of odd-shaped plots. The sizes and the number of plots in each are these:
- 30 x 40 ft (1,200 sq ft): 306 plots, the most common size
- 30 x 50 ft (1,500 sq ft): 93 plots
- 30 x 60 ft (1,800 sq ft): 5 plots
- 40 x 60 ft (2,400 sq ft): 26 plots
- Odd-shaped plots: 182 plots, from about 836 sq ft, about 50 of them larger than 2,400 sq ft
Roads take 28.33% of the land, ten parks 11.81% and five civic amenity sites 5.01%, so about 45% of the layout is outside the plots. A 15 m entrance boulevard leads to 12 m and 9 m internal roads with pedestrian pathways. The plots are laid out to be Vastu compliant.
Prices and the Full Cost
Arvind Greatlands prices start at Rs. 1.02 Crore for a 30 x 40 ft plot and reach Rs. 2.00 Crore for a 40 x 60 ft plot, with 30 x 50 ft plots at Rs. 1.25 Crore. The price per sq ft is about Rs. 8,500 on the smallest plots and about Rs. 8,330 on the 30 x 50 and 40 x 60 ft plots. The 30 x 60 ft and odd-shaped plots are priced on request.
Several costs are paid on top of the plot price. They are listed below:
- Stamp duty and registration (in Karnataka, a property above Rs. 45 Lakhs pays stamp duty of 5% plus surcharges, and the registration fee is 2%)
- Legal, documentation and khata transfer charges
- The corpus deposit and any GST that applies
- One year of maintenance in advance, charged on the plot area
The final price of each plot depends on its size and its position in the layout. Our team can share the terms that apply to the plots still available.
RERA and Approvals
Arvind Greatlands RERA registration number is PRM/KA/RERA/1250/303/PR/181122/005480, granted on 18 November 2022 by the Karnataka RERA authority. The promoter is Arvind Homes Private Limited, an Arvind Smartspaces company, and one registration covers the whole layout. The number can be checked on the Karnataka RERA portal.
The Bangalore International Airport Area Planning Authority (BIAAPA) is the planning authority for the layout. The key approvals and dates are these:
- Layout plan approved on 31 October 2022, when works began
- Revised 42.65-acre plan recorded in March 2023
- Final layout approval and release of all plots on 30 October 2024
- Completion application filed with Karnataka RERA on 16 December 2024
The parks and roads were handed over to the Kundana Gram Panchayat by registered deed in October 2024. Maintenance of the common areas is set to begin on 1 January 2027, run by the promoter until an owners' association is formed.
Infrastructure and Amenities
The services are built and in place, which is the main practical advantage of a completed layout. Power runs through underground cabling with a BESCOM-cleared substation, and water is piped to the entrance of every plot. A drainage network leads to a sewage treatment plant, and planted swales carry rainwater away.
The amenities centre on Monogram @ Greatlands, a resort at the estate gate that Arvind Smartspaces runs as a separate entity. Plot owners are offered membership linked to their plot, on payment of its charges. Its facilities include the following:
- Rooftop infinity pool, gymnasium and spa
- Badminton, table tennis, a jogging track and a yoga pavilion
- Children's play area and a cricket pitch
- Restaurant, lounge, banquet hall and guest rooms
- Business centre with meeting rooms, a library and a multimedia theatre
About the Developer
Arvind Smartspaces began in 2009 as the real estate arm of an Ahmedabad business group. In Bangalore its completed projects include Arvind Sporcia in Hebbal, Arvind Skylands in Jakkur and Arvind Belair in Yelahanka. Its other plotted work near the airport includes Arvind The Park, next to Greatlands in the same village. The full list is on the Arvind Smartspaces developer page.
Checks Before Buying
A completed layout removes the construction risk, but each plot still needs its own checks. These steps are worth taking before any payment:
- Find the chosen plot on the approved layout plan and confirm its exact dimensions.
- Check the RERA entry, including the completion application, on the Karnataka RERA portal.
- Get the title documents and an encumbrance certificate, with a lawyer's opinion.
- Ask for a written cost sheet with every charge, deposit and the maintenance terms.
- Confirm the setbacks and floor limits that apply to a villa on the plot.
- Read the Monogram membership terms and charges separately from the plot price.
After registration, the khata is transferred to the owner, and a building plan approval from the planning authority comes before construction. Planning the land and the villa costs together gives a truer picture of the total budget.
