Arvind The Park

Arvind The Park is a 22.46-acre gated plotted development by Arvind Smartspaces in Lingadeeragollahalli village, Devanahalli, North Bangalore. This guide brings together what a buyer needs before booking a plot: the location, the plot sizes, prices and extra charges, the RERA details, the stage of work and the checks to run first.

Who Arvind The Park Suits

The project is planned for buyers who want to own land and build their own villa inside a managed layout, rather than buy a finished apartment. It suits families planning a home on the airport side of the city, and owners who are comfortable with a plot as a longer hold. Each owner designs the villa within the planning authority's bye-laws and the building norms of the estate.

Location and Connectivity

The address is Survey No. 63/3 and adjoining survey numbers, Lingadeeragollahalli Village, Kundana Hobli, Devanahalli Taluk, Bengaluru Rural District 562110. The layout is reached from the Devanahalli-Doddaballapura Road (NH 648), with IVC Road close by. It is next to Arvind Greatlands, the plotted layout the same developer completed in this village.

Distances and travel times from the project to the main points nearby are listed below:

  • Kempegowda International Airport: about 20 minutes by road
  • Devanahalli railway station: about 10 km
  • Doddaballapura town: about 8 km to the west
  • Arvind Orchards in Vishwanathapura: about 5.5 km to the east

The airport Blue Line metro is under construction, with a station planned at Doddajala on Bellary Road. The Satellite Town Ring Road, also under construction, will link Doddaballapura and Devanahalli with Hoskote. More about the town and its villages is on the Devanahalli locality page.

Plot Sizes and the Layout

The layout holds 340 plots: 339 residential plots and a single commercial plot of 1,302 sq m. Residential plots range from about 1,086 sq ft to about 2,928 sq ft. The layout plan was approved on 31 January 2025 by the Bengaluru International Airport Area Planning Authority.

The plot formats and their counts are these:

  • 30x40 plots of about 1,200 sq ft: 146 plots, the most common size
  • 30x50 plots of about 1,502 sq ft: 42 plots
  • 30x60 plots of about 1,802 sq ft: 4 plots
  • Other regular plots of about 1,295 to 1,930 sq ft: 16 plots
  • Corner and odd-shaped plots: 131 plots, of which 13 measure 2,000 to 2,400 sq ft and 9 are larger

About 49.5% of the land is open area, made up of internal roads of 9, 12 and 15 metres, seven parks and two civic amenity sites. Plots are sold on their site area, and the final area is confirmed when the release certificate is issued.

Prices and the Full Cost

Prices at Arvind The Park start from Rs. 1.07 Crore for a 30x40 plot of about 1,200 sq ft, which works out to about Rs. 8,900 per sq ft on the plot area. Prices for the 30x50, 30x60 and larger corner plots are shared on request.

Each plot is priced on its exact site area, so size, shape, facing, a corner position and nearness to a park or a wider road all move the final figure. Several costs are paid on top of the plot price:

  • GST and other applicable taxes
  • Stamp duty and registration (in Karnataka, a property above Rs. 45 Lakhs pays stamp duty of 5% plus surcharges, and the registration fee is 2%)
  • Khata transfer, documentation and legal charges
  • An interest-free corpus deposit of Rs. 50 per sq ft
  • Maintenance for the first 24 months, paid in advance
  • Power, water and drainage connection deposits, at actuals

The booking amount is below 10% of the plot price, and the balance is paid in stages linked to the development work. The cost of building the villa comes later, as a separate budget.

Amenities and the Club

An executive golf course is being developed across the open spaces of Arvind The Park and Arvind Greatlands, for owners of both layouts. The seven parks hold gardens, walking paths, courts, an outdoor gym and children's play areas. Plot owners are also offered membership of Monogram by Arvind, the developer's resort club close to the estate.

The club membership covers the owner's immediate family for 25 years from the start of club operations. Its facilities include a rooftop infinity pool, gym, spa, indoor games, a multimedia theatre, a restaurant and hotel rooms.

RERA, Approvals and Stage of Work

The Karnataka RERA registration number of Arvind The Park is PRM/KA/RERA/1250/303/PR/050325/007549, granted on 5 March 2025. One registration covers the full layout of 340 plots, and the promoter is Arvind Homes Private Limited. The registration and the quarterly progress reports can be checked on the Karnataka RERA portal.

The project was launched in March 2025, and all 200 plots of the launch phase were booked at launch. Land development was 84% complete by June 2026, with the internal roads 96% done and the parks 70% done. The RERA completion date for the layout is 31 December 2029.

Buyer payments go into the project's RERA account with ICICI Bank. A booking can be cancelled at no cost within 15 days of the allotment letter, and a later cancellation carries a deduction of 1% to 2% of the plot price.

  • Ask for the current plot-wise price list with the premiums for corner, park-facing and wide-road plots
  • Get the full cost sheet with every charge listed above and the stage-wise payment schedule
  • Have a lawyer check the title and the encumbrance certificate for the plot
  • Read the building norms of the estate before planning the villa
