Birla Evara off Sarjapur Road: Buyer's Guide (October 2026)

Birla Evara is a high-rise apartment project by Birla Estates in Kodathi village, off Sarjapur Road, East Bangalore. The project was registered with Karnataka RERA in February 2025 and construction is at the earthwork and foundation stage. It holds 1,594 homes in 13 towers on about 25 acres, with prices from Rs. 65 Lakhs. This guide covers who it suits, the location, the homes and prices, the amenities and the checks to run before booking.
The Project at a Glance
Birla Evara was promoted as Birla Sarjapur before its launch, so some buyers still know it by that name. Its main facts are set out below:
- Developer: Birla Estates, the real estate business of the Aditya Birla Group
- Promoter company: Vardhita Properties Private Limited
- Location: Kodathi village, Varthur hobli, Bengaluru East taluk, pincode 560035
- Land area: about 25 acres, with 75% kept as open space
- Towers: 12 towers of 24 to 27 floors over two basements, and one four-floor block
- Homes: 1,594 apartments, from 1 BHK to 4 BHK
- Prices: from Rs. 65 Lakhs to about Rs. 3.15 Crore
- RERA number: PRM/KA/RERA/1251/446/PR/060225/007487, granted on 6 February 2025
- RERA completion date: 25 December 2031
Who the Project Suits
Birla Evara suits a buyer who wants a large gated community on the Sarjapur Road side and is able to wait several years for the keys. The plot is big enough for long garden stretches, two clubhouses and sports courts, which a single tower on a small site cannot offer. Families who work at the Wipro campus, on the Outer Ring Road or in Electronic City form the natural market.
The long build period is the main point to weigh. Rent and instalments will run side by side until 2031, so the purchase works best for a household with a steady income and a home to live in meanwhile. Buyers who need to move within two or three years are better served by a ready or near-ready project.
The Mitsubishi Estate Partnership
Birla Evara is built through a joint venture between Birla Estates and Mitsubishi Estate of Japan. Aditya Birla Real Estate announced the partnership in January 2025, with an investment of Rs. 560 Crore in Vardhita Properties, the company that holds the project. Birla Estates has a 51% economic stake and an affiliate of Mitsubishi Estate has 49%.
The announcement described a residential development of about 4 million sq ft in south-east Bangalore, which matches the built-up area registered for Birla Evara. It was the first investment by Mitsubishi Estate in Indian housing. For a buyer, the partnership means the project has two well-funded owners, while sales, construction and handover remain with Birla Estates.
Location and Connectivity
The site is in Kodathi, south of Sarjapur Road, close to the village boundaries of Chikkanayakanahalli and Gattahalli. Access is from a 15.8-metre road on the northern edge of the plot, which links to Sarjapur Road in one direction and towards Hosa Road in the other. The surroundings are a mix of villa communities, schools and farmland that is turning into housing.
Distances from the project to the main points nearby are listed below:
- Primus Public School: 1 km
- Carmelaram railway station: 5 km
- Proposed Carmelaram metro station: 5 km
- RGA Tech Park: 5 km
- Wipro SEZ: 6 km
- Electronic City: 6 km
- Cloudnine Hospital: 7 km
The metro station at Carmelaram is part of the planned Sarjapur to Hebbal line, which is approved but still some years from service. Until it opens, residents depend on Sarjapur Road and the Outer Ring Road, both of which are slow at peak hours. A test drive from the site to the workplace at office time is the most useful check on the commute.
Homes and Prices
Birla Evara offers six layouts, from a compact 1 BHK to a 4 BHK with a staff room. Sizes and starting prices are in the table below.
| Home Type | Size (sq ft) | Price |
|---|---|---|
| 1 BHK | 474 | Rs. 65 Lakhs to Rs. 70 Lakhs |
| 2 BHK | 857 | Rs. 1.29 Crore to Rs. 1.38 Crore |
| 3 BHK Compact | 1,127 | Rs. 1.99 Crore to Rs. 2.14 Crore |
| 3 BHK Regular | 1,275 | Rs. 2.06 Crore to Rs. 2.24 Crore |
| 3 BHK with staff room | 1,427 | Rs. 2.28 Crore to Rs. 2.45 Crore |
| 4 BHK with staff room | 1,733 | Rs. 2.97 Crore to Rs. 3.15 Crore |
The price per sq ft works out to about Rs. 16,000 to Rs. 17,700 for the 3 and 4 BHK homes. Three-bedroom homes make up most of the project, with about 1,000 of the 1,594 apartments, followed by a little over 300 homes with four bedrooms. The 1 and 2 BHK homes are far fewer, at about 290 in all, so their availability is limited.
Sales in October 2026 centre on the 3 and 4 BHK homes, and the July 2026 quarterly update recorded 1,049 of the 1,594 homes as booked. The payment plan is 20:20:60 for a 3 BHK and 10:10:80 for a 4 BHK, with the largest share due close to possession. Ask us for the current cost sheet, which adds floor rise, parking, deposits, GST and registration to the base price.
Layout and Amenities
The 13 buildings are spread along the plot so that three quarters of the land stays open. Towers 1 to 4 have 24 floors, Towers 5 to 8 have 25 floors and Towers 9 to 12 have 27 floors, each over two basements. The plan provides 1,778 covered and 185 open car parks.
Amenities at Birla Evara are grouped around two clubhouses. The main facilities are listed below:
- Swimming pool and jacuzzi
- Gymnasium, yoga area and spa
- Badminton and squash courts
- Tennis and basketball courts
- Mini theatre and cafe
- Children's play area and pet park
A sewage treatment plant, rainwater harvesting, piped gas and power backup are part of the registered plan. Water supply is recorded as coming through the Kodathi gram panchayat, so it is worth asking how the project will meet demand for nearly 1,600 homes.
Checks Before Booking
A project with a 2031 completion date needs a little more care than a ready flat. These steps cover the main risks:
- Look up the RERA number on the Karnataka RERA portal and read the quarterly progress updates
- Match the tower, floor and carpet area in the agreement with the registered plan
- Pay only into the RERA-designated account named in the agreement for sale
- Ask for the possession date of the chosen tower in writing, as towers finish in stages
- Read how a 20:20:60 or 10:10:80 plan fits a home loan, since banks release money by construction stage
- Visit the site and drive the approach road at peak hour
The RERA record carries no complaints against the project and declares no litigation on the land. Use our EMI calculator to see the monthly cost of each layout before fixing a budget. Other Birla Estates projects in Bangalore offer earlier possession for buyers who prefer a shorter wait.
