Buying from Birla Estates in Bangalore usually means buying before completion. Most of the Birla Estates projects on this page are under construction, spread across Sarjapura Road in the south-east, Rajarajeshwari Nagar and Magadi Road in the west, and Devanahalli in the north. The homes are mainly apartments, from one-bedroom flats to four-bedroom homes, with row houses and villaments in a few projects.

The developer is headquartered in Mumbai and was set up in 2016, so its Bangalore record is short. Birla Alokya in Whitefield is the one project marked completed, with handover from 2023. Birla Tisya on Magadi Road is listed as ready to move. The bigger projects are still being built: Birla Evara on Sarjapura Road covers about 30 acres, and Birla Trimaya Phase 4 near Devanahalli is part of a 50-acre campus. Possession across the current work runs from 2028 to 2030.

With a short local record, check the paperwork closely. Ask for the RERA registration of your exact project and tower, as several listings here use similar names for work on the same site.
