East Bangalore for Home Buyers: Whitefield to Hoskote Compared

East Bangalore is the busiest part of the city for new housing, yet a flat beside a Whitefield metro station and a township in Hoskote are very different purchases. This guide compares the main eastern pockets (Whitefield, the Varthur and Gunjur belt, Budigere Cross and Hoskote) on jobs, commute, water and how finished each neighbourhood is. It also explains what the large share of new launches in the east means for a buyer in 2026.

How Much of the New Supply Is in the East

Cushman & Wakefield's residential MarketBeat for the first quarter of 2026 counted 12,664 homes launched in Bangalore. The East submarket took 57% of them, led by Whitefield, Gunjur, Budigere Cross and Hoskote. The North followed with 38%, which left very little new supply in the south, west and centre of the city in that quarter.

The same report found that high-end and luxury homes made up 68% of the launches across Bangalore. For a buyer in the east, this means plenty of choice among larger and costlier apartments, and a thinner choice of compact, lower-priced homes in the best-connected pockets. A launch share shows where builders are putting money. It says less about which streets already work well for daily life.

What Pulls Buyers East

Three things explain the weight of the east, and each is at a different stage. Only the first two help a resident today.

  • Jobs: the ITPL belt in Whitefield, the tech parks along the Outer Ring Road near Marathahalli, and newer office campuses around Hoodi and Mahadevapura
  • Metro: the Purple Line, which has run from KR Pura to Whitefield (Kadugodi) since March 2023 and connects through to MG Road and Majestic
  • Roads under way: the Satellite Town Ring Road through Hoskote, and the Blue Line metro along the Outer Ring Road, which is under construction

Land is the other reason. Large parcels have run out in old Whitefield, so township-sized projects have moved to Gunjur, Budigere Cross and Hoskote. The further out the project, the more its daily life depends on roads and services that are still catching up.

Whitefield

Whitefield is the most complete of the four. It has offices, schools, hospitals, malls and seven Purple Line stations between Kundalahalli and Kadugodi. New supply here is mostly premium apartments on smaller sites, along with resale flats in older gated communities.

The trade-off is price and traffic. Roads around ITPL and Hope Farm are crowded at peak hours, so a home within walking distance of a station is worth more to a commuter than one a few kilometres away. The area's water comes from a mix of Cauvery supply, borewells and tankers, and this varies by street.

Varthur and Gunjur

The belt south of Whitefield, through Varthur and Gunjur, links Whitefield with Sarjapur Road. It has drawn large apartment and villa projects because the sites are bigger and the tech parks of both corridors are within reach. Several international schools are close by.

Road width is the weak point. Varthur Road and Gunjur Road carry far more traffic than they were built for, and the belt has no metro station of its own. Parts of it are low ground near Varthur Lake, so drainage and flood history deserve a close check.

Budigere Cross

Budigere Cross is the junction on Old Madras Road where the road to the airport turns north. Large townships have come up on both sides of the highway, with homes from one-bedroom apartments to villas. Prices are lower than in Whitefield for a similar size.

Daily services are still arriving. Shops, schools and clinics are fewer than in Whitefield, the nearest metro stations are at Whitefield and KR Pura, and most projects depend on borewells and tankers. The pocket suits buyers who work in Whitefield or along Old Madras Road and are willing to wait for the neighbourhood to mature.

Hoskote

Hoskote is a taluk town in Bangalore Rural district, further east on Old Madras Road. It has its own market, an industrial area and access to the Satellite Town Ring Road and the Bengaluru-Chennai Expressway. New homes here are mostly mid-priced township apartments and plotted layouts.

The commute is the main cost. A daily trip from Hoskote to the Outer Ring Road is long at peak hours, and the town has no metro link. Hoskote works best for people employed in its industrial belt or in Whitefield, and for buyers with a long holding period.

Metro and Roads: Open, Being Built and Planned

The Purple Line is the only metro line open in the east. The Blue Line from Central Silk Board to KR Pura is under construction along the Outer Ring Road, and BMRCL has moved the start of its services into 2027. It will help Marathahalli and Bellandur first, with an interchange to the Purple Line at KR Pura.

The Satellite Town Ring Road has been open between Dobbaspet and Hoskote since March 2024, which gives Hoskote a direct road to Devanahalli. A metro line to Hoskote has been discussed for years and remains a proposal. A home priced on that proposal carries a risk that the buyer should weigh plainly.

Choosing a Pocket by Budget and Purpose

The pockets suit different buyers, and the launch figures explain why. With most new supply in the high-end bracket, a family with a mid-range budget has three practical routes in the east.

  • A resale flat in an older Whitefield community, which trades a new building for a settled neighbourhood and a metro station
  • A new apartment in Budigere Cross, which trades distance and services for a lower price and a larger project
  • A township home or plot in Hoskote, which trades a long commute for the lowest entry price of the four

Buyers with larger budgets will find the widest choice in Whitefield, Varthur and Gunjur. The decision there is usually between a station nearby and a bigger home on a quieter road.

Checks Before Booking in the East

The east has specific risks that a brochure will not mention. These checks apply to every pocket in this guide.

  1. Confirm the RERA registration number and the possession date on the Karnataka RERA portal.
  2. Ask for the water source in writing: Cauvery connection, borewell yield and tanker dependence.
  3. Check how the street behaved in the floods of September 2022, and whether the site is near a lake or a storm water drain.
  4. Measure the real distance to the nearest metro station that is open, and travel the route at peak hour.
  5. Verify the khata, the plan approval and, for plots, the layout approval and land conversion.
  6. Work out the full cost, including 5.6% stamp duty with cess and surcharge on homes above Rs. 45 Lakhs and 2% registration.
