Yeshwanthpur Locality Guide: Metro, Railway Station and Buyer Checks

Yeshwanthpur is a locality in north-west Bangalore, known for its railway terminal, its wholesale market yard and the factories that once lined Tumkur Road. It also has a metro station next to a railway station, which few parts of the city offer. This guide covers what the area is like to live in, how it connects to the rest of the city, where new homes are coming up and what a buyer should check.
Where Yeshwanthpur Is
Yeshwanthpur is located between Malleshwaram and Rajajinagar on the city side and Peenya and Jalahalli on the outer side. Tumkur Road (NH 48) passes through it and meets the Outer Ring Road at Goraguntepalya. The Indian Institute of Science campus and Mathikere are on its eastern edge.
The locality grew as a trading and industrial suburb. The APMC yard, the goods sheds near the station and the Peenya industrial area gave it a working character that it still carries. Homes here are a mix of older houses on narrow streets, mid-size apartment blocks and a newer set of high-rise projects on former factory land.
Metro, Rail and Road Links
Connectivity is the main reason buyers look at Yeshwanthpur. The area is served by three kinds of transport within a short distance of each other.
Green Line metro
The Green Line of Namma Metro runs through the locality with stations at Sandal Soap Factory, Yeshwanthpur and Goraguntepalya. It links the area to Malleshwaram, Majestic, Jayanagar and Kanakapura Road in one direction and to Peenya, Nagasandra and Madavara in the other. Passengers change to the Purple Line at Majestic and to the Yellow Line at RV Road.
Yeshwanthpur railway station
Yeshwanthpur Junction is one of the city's main terminals for long-distance trains, and the metro station is beside it. South Western Railway is redeveloping the station with new buildings, a concourse above the platforms and entries on both sides. The first target of 2025 has passed, so the finish date should be treated as open until the railway announces it.
Roads
Tumkur Road carries traffic towards Nelamangala and the highway to Tumakuru and Pune. The Outer Ring Road from Goraguntepalya leads to Hebbal and the airport road. Chord Road and CV Raman Road connect the area to the city centre through Rajajinagar and Malleshwaram.
Planned Transport Projects
Two further projects are relevant to the area, and both are still in the works. The Mallige corridor of the Bengaluru Suburban Railway Project, from Baiyappanahalli to Chikkabanavara, is under construction and passes through Yeshwanthpur. The Orange Line of metro Phase 3 is planned along the western Outer Ring Road, with an interchange on the Green Line at Peenya.
Completion dates for both have moved more than once. A purchase decision is safer when it rests on the metro and rail links that already run.
Daily Life in the Area
Yeshwanthpur and its neighbours are well supplied with shops, hospitals and colleges. The main reference points are listed below.
- Orion Mall and the World Trade Center at Brigade Gateway
- The APMC yard, the city's large wholesale market for grains and vegetables
- Manipal Hospital at Brigade Gateway, Sparsh Hospital on Tumkur Road and Ramaiah Memorial Hospital in Mathikere
- The Indian Institute of Science and Ramaiah Institute of Technology
- The ISKCON temple on Chord Road
The working side of the area is equally real. Goods vehicles move to and from the market yard, the station draws heavy traffic at train times, and the Goraguntepalya junction is among the busiest on Tumkur Road. Streets close to the yard and the station are noisier and dustier than the residential lanes towards Mathikere and Malleshwaram.
Where New Homes Are Coming Up
Most new supply in Yeshwanthpur is high-rise apartments on large plots that earlier held factories or warehouses. These projects are close to the metro line and Tumkur Road, and they usually come with a clubhouse and basement parking that older buildings in the area lack. Larger 3 and 4 BHK homes make up much of this new stock.
Older apartment blocks and independent houses on the inner streets form the resale market. They cost less for the same size but often have limited parking and smaller common areas. Buyers comparing the two should count the monthly maintenance charge along with the price.
Who the Locality Suits
Yeshwanthpur suits a buyer whose week involves the metro, the railway station or offices along the Green Line. It also works for families with ties to Malleshwaram and Rajajinagar who want a newer building within the same part of the city. Tenant demand comes from staff of the hospitals, colleges, offices and industries nearby.
A buyer who values quiet streets and tree cover above travel time may prefer the residential pockets of the neighbouring localities. A visit at two different hours, one of them during the evening peak, gives a fair picture before deciding.
Checks Before Buying in Yeshwanthpur
The usual title and approval checks apply, and a few points are specific to this area.
- Land history: for a project on former industrial land, ask for the change of land use order and the title chain of the factory plot
- RERA: confirm the registration number, the sanctioned towers and the completion date on the Karnataka RERA portal
- Access road: note the width of the approach road and how the project gate meets Tumkur Road or the service road
- Noise: listen from the balcony side of the chosen flat when a train passes and during market hours
- Walk to the metro: time the walk from the gate to the station entrance, including the road crossing
- Water: ask whether the building has a Cauvery connection and how much it depends on tankers in summer
- Khata: ask for the e-khata, which the sub-registrar needs for registering a sale in the city
For a resale flat, the occupancy certificate and the latest property tax receipt belong on the same list. Many older small buildings were built without RERA registration, so their approved plan deserves a close reading.
Budgeting for the Purchase
Stamp duty in Karnataka is 5% on a property above Rs. 45 Lakhs, which becomes 5.6% with cess and surcharge, and registration is 2%. On a flat of Rs. 2 Crore, the two together come to Rs. 15.2 Lakhs. Interior work, the maintenance deposit and the loan processing fee are extra.
The EMI calculator shows the monthly instalment and the upfront cash for a chosen price. Asking prices in Yeshwanthpur vary widely between new towers and older blocks, so recent registered sales in the same building give the firmest benchmark.
