Major Developers in Bangalore: Who They Are and How to Compare Them

Bangalore has hundreds of registered promoters, but a small group of large developers accounts for most of the big launches. This guide introduces ten of them with the facts that are easy to check: when each began, how it is owned and what it is known for. It then sets out a method for comparing developers, because a name on the hoarding is only the start of the homework. The order below is not a ranking.
Why the Developer Matters
A home bought during construction is a promise that takes four to six years to keep. The developer's finances, approvals and site management decide whether that promise arrives on time. A strong name lowers the risk, but each project still has its own land, its own promoter entity and its own RERA record.
Large developers also differ from one another. Some are listed companies that publish results every quarter, and others are private groups. Some build mostly townships, while others focus on smaller, design-led projects.
Bangalore-Based Developers
Six of the ten began in Bangalore and still have their head offices in the city. Their oldest projects are easy to visit, which helps when judging how a building ages.
Prestige Group
Prestige Group was founded in 1986, and its main company, Prestige Estates Projects, is listed on the stock exchanges. By early 2026 it had completed 313 projects across homes, offices, malls and hotels. In Bangalore it is best known for large townships and for its Forum malls. Many of its projects are built through group entities or with land owners, so the promoter name on the RERA record deserves a look.
Brigade Group
Brigade Group also dates from 1986, and Brigade Enterprises is a listed company. Its Brigade Gateway campus in Malleshwaram holds the World Trade Center Bengaluru and Orion Mall next to apartments. The group builds homes, offices, hotels and schools, and its townships often combine several of these on one site. Home sales in the year to March 2026 were Rs. 7,424 Crore.
Sobha Limited
Sobha Limited was founded in 1995 by P.N.C. Menon and has been listed since 2006. The company makes much of what goes into its buildings in its own factories, including concrete products, glazing, metal work and interiors. This in-house model is the reason buyers associate the name with finish quality. Its Bangalore projects range from single towers to townships of several thousand homes.
Embassy Group
Embassy Group was founded in 1993 and is led by Jitu Virwani. Its reputation was built on business parks such as Embassy Manyata, Embassy TechVillage and Embassy GolfLinks. Embassy Office Parks, which holds many of these campuses, was the first real estate investment trust to list in India. The group's homes are fewer in number and are usually placed close to its office campuses.
Sattva Group
Sattva Group began in 1993 and was known for many years as Salarpuria Sattva. Bijay Agarwal is the managing director. Like Embassy, it has a large office business, and its office assets were pooled with Blackstone's into Knowledge Realty Trust in 2025. Its apartment projects are spread across the eastern, northern and southern parts of the city.
Total Environment
Total Environment was set up in 1996 by the architects Kamal Sagar and Shibanee Sagar. It is a private company that builds a small number of design-led projects, with exposed brick, timber and terrace gardens as its signature. Homes are customised to a degree that large developers rarely offer. Buyers should weigh that appeal against the longer build periods that customised homes tend to need.
National Groups Active in Bangalore
The other four are part of larger business houses or have a national footprint. Each treats Bangalore as one of its main markets.
Godrej Properties
Godrej Properties was set up in 1990 as the real estate arm of the Godrej Group and has been listed since 2010. Its head office is in Mumbai. Bangalore brought in Rs. 8,802 Crore of its Rs. 34,171 Crore booking value in the year to March 2026. Most of its Bangalore projects are developed jointly with land owners.
Puravankara and Provident Housing
Puravankara was founded in 1975 and listed in 2007, with its head office on Ulsoor Road. Provident Housing, launched in 2008, is its wholly owned subsidiary for mid-priced homes. The two brands share directors and a balance sheet, so a Provident buyer is dealing with the same group. Puravankara reported sales of Rs. 7,407 Crore for the year to March 2026.
Birla Estates
Birla Estates is the housing business of the Aditya Birla Group, which entered real estate in 2016. It is a wholly owned subsidiary of the listed Aditya Birla Real Estate, known until 2024 as Century Textiles and Industries. Its Bangalore projects are in Whitefield, Magadi Road, Rajarajeshwari Nagar, Devanahalli and off Sarjapur Road. The track record in the city is short, with one completed project so far.
Mahindra Lifespaces
Mahindra Lifespaces is the listed real estate company of the Mahindra Group and began in 1994. Its Bangalore presence is smaller than the others, with projects on Kanakapura Road and in Whitefield. Mahindra Eden on Kanakapura Road was designed as a net zero energy residential project, and its first phase received an occupancy certificate in December 2025. The company ended March 2026 with more cash than debt.
How to Compare Developers
A fair comparison uses the same few tests for every name. These five take an evening and need no paid report:
- Ownership: a listed company publishes sales, collections and debt every quarter, while a private group does not.
- Promoter entity: note the company or partnership named on the RERA registration, which is often a subsidiary or a joint venture.
- Delivery record: compare the first registered completion date of older projects with the date of the occupancy certificate.
- Extensions and complaints: the Karnataka RERA portal shows both for every project.
- Completed homes: visit a project handed over five or more years ago and speak to the owners' association.
The results often differ from the brand image. A developer with a fine reputation may have one project that ran two years late. A smaller builder may have a clean record across every phase.
What a Brand Does Not Tell a Buyer
Land title, the approving authority, water supply and the approach road belong to the project, not to the brand. A joint development project depends on the land owner as well as the developer. The share of homes held by the land owner also affects resale prices in the first few years.
Price is the other gap. Well-known developers usually charge more per sq ft than local builders in the same street. The premium is worth paying only when the project's own documents are in order. Our guide to homes across Bangalore lists projects by locality, and we are glad to share the RERA details of any of them.
