Plenty of people who buy in Mysore do not work there yet. Some are planning a quieter life after years in Bangalore. Others want a second home or a plot to build on later. Whether you want apartments in Mysore or a site of your own, the city gives you more space for your money than the capital, and a slower pace of life to go with it.

Mysore was the seat of the Wodeyar kings and lies at the foot of Chamundi Hill, about 150 kilometres south-west of Bangalore. The palace and the Dasara celebrations are what the city is known for. It regularly ranks among the cleanest cities in India. Without heavy job-driven demand, its housing market moves at its own speed. Land close to town is still available, so plotted layouts play a bigger part here than in large metros.

How to shortlist and what paperwork to check

Decide first whether you want to move in soon or build later. A ready flat lets you settle in straight away. A plot gives you freedom over design, but you will need time and money to build. If you plan to hold land for years, ask what the layout's maintenance charges will be while it stands empty.

If you still work in Bangalore, test the drive between the two cities on a weekday and a weekend. Compare flats by carpet area and plots by price per square foot. Check the shape and facing of any plot you like, since both affect what you can build and the price.

Projects still selling new units in Karnataka must be registered with RERA Karnataka. The record shows the approved plan and the promised completion date. For a plot, confirm the land has been converted for residential use and that your plot number matches the approved layout. For a flat, ask for the occupancy certificate once it is ready.
