Moving to Bangalore for Work: Housing Decisions Before and After the Shift

A job offer in Bangalore brings a housing question with it, and for many families a second one about the home they already own in another city. This guide sets out how to weigh the move itself, what to do with the present home, whether to rent or buy in the first year and how to choose a locality around the workplace and the school.
Is the Move Worth Making?
A higher salary is only part of the comparison. The useful figure is what the household keeps each month after housing, school fees, transport and daily costs in the new city. A family that owns its present home outright gives up rent-free living when it moves, and that loss belongs in the sum.
Write the comparison down for both cities before accepting the offer. The main heads are these:
- Take-home pay after tax, for both earners where both work.
- Rent or EMI, along with maintenance charges for an apartment.
- School fees, including admission and transport charges.
- The daily commute, in money and in hours.
- Travel to the home town, which becomes a regular cost after a long-distance move.
- One-time costs of shifting: packers, deposits, furnishing and vehicle paperwork.
Career and family reasons count alongside the numbers. A spouse's job, the stage of a child's schooling and the care of parents often decide the matter more than the pay. A move planned for two years calls for different housing choices from a move meant to be permanent, so settle the likely length of stay first.
The Home in the Present City
An owner who relocates has three courses open: keep the home locked, let it out, or sell it. Each one suits a different plan.
Keeping it vacant
A locked home suits a short posting with a firm return date. It still costs money every month through maintenance charges, property tax, insurance and any EMI that is running. An empty flat also needs someone nearby to air it, check for leaks and deal with the association.
Letting it out
Rent from the old home offsets rent in Bangalore, though rarely in full when the move is from a smaller city. A written rental agreement, a verified tenant and a local person or agency to handle repairs make the arrangement workable from a distance. Rent received is taxable income, and the interest on a home loan for a let-out home is treated differently from that on a home the owner lives in. A tax adviser should work the figures out for the year of the move.
Selling it
Selling makes sense when the move is permanent and the money is needed for a home in Bangalore. A sale takes months, and a hurried one usually means a lower price. Tax on the gain, and the relief available for buying another home, depend on dates and amounts, so plan the two transactions together with an adviser before signing either.
Rent First or Buy at Once?
Renting for the first six to twelve months is the safer course for most newcomers. Bangalore is a large city where the same commute differs greatly by direction and time of day. A locality that looks close to the office on a map may prove tiring in practice, and a year of living in the city shows which areas suit the family.
Buying has heavy entry costs that renting does not. Stamp duty and registration in Karnataka come to 7.6% of the value for a home above Rs. 45 Lakhs, and the amount is not recovered if the home is sold soon after. A rented flat needs only a refundable deposit and an agreement, and the family is free to move when the job or the school changes.
An illustration shows the scale. A home priced at Rs. 1 Crore needs a down payment of Rs. 25 Lakhs, as the loan limits stop at Rs. 75 Lakhs for this price, plus about Rs. 7.6 Lakhs for stamp duty and registration. The Rs. 75 Lakhs loan, at 8.5% a year over 20 years, carries an EMI of about Rs. 65,087. The EMI calculator gives the same working for any other price.
Buying early does suit some households. A family that knows the city, has a settled workplace and plans to stay for many years gains little from a year of rent. The same holds for a buyer who has already sold a home elsewhere and wishes to reinvest the proceeds within the period the tax rules allow.
Choosing a Locality in Bangalore
The workplace decides the search area. Most large employers are grouped in a few corridors, and living on the same side of the city as the office is the single most useful rule. The main office clusters and the residential areas around them are as follows:
- East: Whitefield and its tech parks, served by the Purple Line of Namma Metro.
- South-east: the Outer Ring Road belt between Marathahalli and Bellandur.
- South: Electronic City, served by the Yellow Line.
- North: Hebbal, Manyata Tech Park and the road towards the airport.
Within the chosen side, test the commute in person at office hours before signing a lease. A second earner's workplace matters equally, and a point between two offices on a metro line often works better than a home next to one of them.
Schools come next for families with children. Admission seasons, boards and bus routes vary by school, and seats in the higher classes are limited in the middle of an academic year. Shortlist schools first where a child is in a senior class, and then look for homes on their bus routes.
Daily conveniences complete the check. Look at water supply and its source, power backup, the distance to a hospital, and how the road outside behaves in heavy rain. Residents of the building are the best source of plain answers on these points.
Practical Steps in the First Months
A few tasks are easier when done early, and they apply whether the family rents or buys:
- Sign a written rental agreement that records the rent, deposit, notice period and yearly increase.
- Photograph the flat at handover and list existing damage in the agreement.
- Update the address with the employer, the bank and on identity documents.
- Deal with vehicle registration if the car or two-wheeler has come from another state.
- Keep rent receipts and the landlord's details for the employer's tax declaration.
The vehicle rule has a time limit. Under section 47 of the Motor Vehicles Act, 1988, a vehicle kept in another state for more than twelve months needs a new registration mark from the local authority. The application goes to the regional transport office in whose area the vehicle is kept, with a no objection certificate from the original registering authority.
When to Start Looking to Buy
A sound time to begin is once the job has passed its early months and the family has settled on a side of the city. By then the household knows its real monthly costs, and the budget for a home rests on experience. The search usually starts in the area the family already rents in, since the commute and the schools there are known.
Check each shortlisted project's registration, declared completion date and quarterly updates on the Karnataka RERA portal. Compare the full cost of each home, including stamp duty, registration, GST on an under-construction flat, deposits and interiors. The same checks apply to any home in Bangalore, whichever zone it is in.
